**1. Responsible for day-to-day project management**
- To participate in start-up meetings initiated by the Estimating Team so as to become informed about a job's budget, scope of work, drawings, specifications and schedule leading to a full understanding of the amount of manpower, material, and equipment that will be required and create and monitor a schedule for each job;
- To oversee and collaborate with the general superintendent and in the absence of the foreman / lead painter all required aspects of the project(s) so that the project can be successfully completed to schedule and budget. Such as understanding scope, schedule, budget, material requirements, labour requirements, etc...
- To help the general superintendent to allocate manpower, material, and machinery to each job, preparing daily, weekly, and monthly schedule of jobs and manpower requirements.
- Obtain confirmation quotes for materials, select vendors and issue purchase orders for their purchase.
- Review all specifications and colours to ensure that the best products for the least cost that provide the least amount of coats is completed prior to starting each project.
- Get job specific pricing and ensure pricing meets with tender date pricing in case of subsequent price increases
- To submit and obtain appropriate approvals of colours and materials prior to starting each project (shop drawings).
- Lock in pricing with the quote date and the required volume of product and have shipped / stocked at the nearest paint store under Harris' name.
- Plan ahead, for the “out of town” requirements and arrange cost effective travel and accommodation for workers by reviewing all alternate forms of accommodations, travel, carpooling, etc.
- Help by contracting work to subcontractors to help Harris’ schedule with subcontractors and have the general superintendents monitor and review quality.
- Attend regular site meetings as required and visit jobsites with Harris' general superintendents to ensure the site has a clear understanding of the costs against budget and to make sure that your site crew understand not only the detail work but the overall work of the project. - Work with Harris' general superintendent and site foreman to ensure that he/she has a complete understanding of the job specifications, and each job is progressing smoothly and according to schedule.
- Have the general superintendent meet with Site Supervisor of the General Contractor to make sure each job is progressing smoothly and according to schedule.
- Make every effort to obtain approval of change orders and extra work prior to commencing work, following up to ensure that approvals are obtained as soon as possible under the circumstances.
- Communicate with Project Manager of the general contractor and respond to all administrative requests and concerns. Build relationship with contractor’s Project Manager to facilitate new work in the future.
- Maintain complete and accurate files on each job, reviewing all job correspondence, change directives, requests for information and follow up as needed all in a timely fashion.
- Attend General Contractor weekly site meetings if general superintendent is unavailable.
- Work with the safety officer to ensure that all safety requirements are met at each jobsite and that all safety reporting is done daily and in a timely fashion.
- Always communicate and enforce company policies and safety procedures, with the site staff.
- Be aware and informed about Worker's Compensation and other laws governing employees and sub contractors.
- Create and complete reports that adequately portray the onsite conditions as it relates to costs, budget, profit, receivables and onsite issues.
- Manage change orders and billing. Keep accurate accounts of extra work and T&M. Ensure T&M process followed and that timely payment of invoices is received.
- Ultimately responsible for the project success as it relates to budget, contractor, employees and profitability.
