**Job Summary**:
The Junior Property Manager is primarily responsible for organizing, coordinating, and overseeing the financial and physical aspects involved in the day-to-day operations of the assigned commercial real estate portfolio. This includes managing budgets, and implementing operating procedures and preventative maintenance programs to ensure cost-effective and efficient administering of portfolio activities.
**Responsibilities**:
- Manage properties in accordance with corporate policies, procedures and operations within senior management approved annual budgets.
- Administer procurement and construction projects, and supervise leasehold improvements, renovations, and restorations, ensuring compliance with all fire/building codes.
- Coordinate repairs and maintenance requests to ensure they meet budgetary and operational expectations.
- Develop, submit, and oversee annual operating and capital budgeted forecasts.
- Ensure contracts and agreements are fulfilled according to agreed-upon terms and conditions, while adhering to all applicable legislation.
- Prepare purchase orders and obtain information on applicable costs to engage contractors and purchase services. Review invoices for accuracy and payment processing.
- Perform and document Property Data Report inspections, priority reports, and variance reports.
- Follow up to ensure all deficient items identified are addressed in a timely manner.
- Develop and maintain effective relationships among corporate and all business groups.
**Requirements**:
- 2 + years in commercial real estate management.
- Occasional travel is required. Must possess a valid driver’s license and access to a reliable vehicle.
- Detail-oriented with a strong ability to solve problems with efficient practical solutions.
- Great work ethic and team attitude, strong organizational follow up and priority setting skills to handle multiple tasks/projects.
- Ability to interpret site and building drawings, with full understanding of real estate terminology.
- Experience in managing capital projects and programs.
- Excellent written and verbal communication skills.
- Self-starter who can work with mínimal supervision.
- Strong knowledge of office software (MS Excel and MS Word).
- College or University Degree in commercial and industrial real estate management, or equivalent, or relevant combination of education and experience.
- Construction and/or transportation backgrounds are an asset.
