- Education/Training in building operations
- Flex Labs preferrable hands on experience in working in a lab - 1-2 undergraduate courses in chemistry/biochemistry preferrable
Lab tech experience preferred

- 3-5 years working in building operations
- Leadership, supervisory and team building skills a strong asset
3-5 years in laboratory operation, safety and maintenance.
**Job Summary**:
This position will manage all operational support issues that arise from our existing and future tenants that are located at MIP and relay them on to the building property manager (MIP) as well as following up on all issues, getting a commitment, a completion or starting date from MIP and communicating feedback to the tenants on expected action time lines. The new Building Manager would be the direct contact for all tenants for development and execution of any new endeavours that the tenants may wish to pursue within the facility and liaison to other parts of McMaster - UTS, CAF, Biosafety.
**Accountabilities**:
Strategic, Business and Operational Management
- Responsible for all operational requirements of the tenants needs.
- Identify strategic priorities and ensure the diverse needs of the stakeholder groups are considered and incorporated.
- Manage the day-to-day operations of the tenant’s space when issues arise.
- Manage and coordinate day to day work with the MIP property manager and associated venture capital partners of the MIP facility. (Hamilton Community Energy (HCE), Longwood Energy(LE), etc.
- Develop and implement both short and long-term plan to ensure the effective and efficient use of all operational resources in association with MIP property management.
- Provide guidance and strategic support in the operationalization of the strategic priorities.
- Work closely with MIP property manager in regard to Security and Parking Services to ensure the safety of all tenant occupants.
Financial Management
- Coordinate and provide input to the property manager on the operations budget for the facility.
- Has primary signing authority on operating accounts and ensures compliance with University and departmental budget policies and financial procedures.
- Reviews lab ventilation requirements (fume hood and BioSafety cabinet operations, waste management requirements and storage requirements.
- Understanding emergency power needs, security requirements and safety equipment requirements. Advance notice of shut
- offs and testing; special utility needs such as nitrogen, compressed air, CO2, and cryogens.
- Flex Labs role
- Purchase and maintenance of shared lab equipment within the Flex Labs space
- Provides support to tenants of Flex Labs through coordination with innovation ecosystem partners
- Responsibilities as a building/facilities manager for Flex Labs space
**Knowledge/Skills**:
- Knowledge of building control software
- Knowledge of Lutron lighting systems
- Exceptional communication and customer service skills
- Demonstrated conflict resolution skills
- Ability to prepare budgets, financial analyses, and job costing
- Demonstrated analytical and problem-solving skills
- Ability to read and interpret plans, diagrams, architectural blueprints and specifications
- Knowledge of skills required to perform building maintenance and repairs/renovation activities including skilled trade disciplines of electrical, structural, architectural, and mechanical.
- Demonstrated job estimation skills as they relate to building maintenance and operations.
Working knowledge of Ontario Building Code, Ontario Fire Code, Plumbing Code, Electrical Code and various codes and regulations as set out by the Ontario Ministry of Labour, Ontario Ministry of the Environment, Technical Standards and Safety Authority, and all other authorities having jurisdiction.
