**Responsibilities**
- Keeping records for the Condo Corporation
- Responding to owner complaints
- Ensuring maintenance and repair of the property
- Hiring and monitoring service companies, and overseeing staff and contractors
- Negotiating or entering a contract on behalf of the corporation
- Making payments to third parties on behalf of the corporation
- Advising the board on its financial responsibilities (e.g., contributions to the reserve fund, long-term reserve fund planning)
- Preparing draft annual budgets and overseeing the reserve fund
- Implementing an emergency management plan and responding to emergencies
- Issuing meeting notices and reporting on the affairs of the corporation
- Organizing board meetings and overseeing administration of all owners' meetings
- Monitoring the corporation’s insurance
- Review financial reports and arranging for audits.
- Advising the condo board on compliance with the Condominium Act, 1998

**Performance Criteria**

Ø CMRAO License required

Ø 5 years of Condominium Property Management experience

Ø Clear Criminal Reference Check required.

Ø Working knowledge of Shiftsuite an asset and Microsoft Office Suite is prerequisite.

Ø Experience in the Condominium Sector

Ø Well organized, efficient time management skills and strong work ethic

Ø Effective people skills and communicator with office staff

Ø Calling activity is pleasant, professional, and effective.

Ø Adheres to the policies and procedures of the company, Condominium Act and Corporation’s documents.

**Salary & Hours**

This position has site hours Monday to Friday located in the Brampton area, On-Call required, Group medical plan offered after probation period. The starting salary is $68,000. Start date is November 1st, 2025.
