Condominium Property Manager

We are seeking a licensed and experienced Condominium Property Manager to oversee the day-to-day management of a 15-unit townhouse condominium in Brampton, Ontario. This part-time position is ideal for a self-motivated professional who values community-oriented work and is passionate about supporting sustainable, affordable housing. The role requires regular site visits, ongoing communication with the Board of Directors, and efficient coordination of maintenance, financial oversight, and compliance responsibilities.
**Key Responsibilities**
- Serve as the primary point of contact for the condominium board, residents, and contractors.
- Conduct regular site inspections to ensure property standards and safety compliance.
- Manage vendor relationships and coordinate maintenance, repairs, and landscaping services.
- Prepare and manage the annual operating budget in consultation with Habitat for Humanity and the condominium board.
- Ensure adherence to the Condominium Act, reserve fund requirements, and CMRAO regulations.
- Maintain accurate records of service contracts, expenditures, and resident communications.
- Provide monthly management reports and attend occasional board meetings as required.
- Handle emergency service requests and ensure timely response and resolution.
- Monitor and enforce community rules and by-laws in a fair and consistent manner.
- Coordinate with auditors, legal counsel, and insurance providers as needed.
**Required Qualifications**
- **Licensed General Manager** under CMRAO (Condominium Management Regulatory Authority of Ontario).
- Minimum 3-5 years of experience in residential or condominium property management.
- Excellent understanding of the Condominium Act and relevant regulatory frameworks.
- Strong budgeting and financial management skills.
- Excellent organizational and interpersonal communication skills.
- Ability to work independently with mínimal supervision.
- Access to a vehicle and willingness to travel to the property in Brampton weekly.
**Preferred Qualifications**
- Experience working with nonprofit housing providers or community-focused organizations.
- Familiarity with the unique challenges of small condominium corporations (under 20 units).
- Background in affordable housing compliance or asset management.
**Work Environment**
This is a flexible, part-time position with approximately 4-5 hours of work per week. Most tasks can be completed remotely, but regular on-site presence and availability for urgent issues is required.
**Job Type**: Part-time
Pay: $20.00 per hour
Expected hours: 3 per week
