Toronto, Canada AVS Hospitality Full time

**Key Responsibilities**:

- Conduct a thorough assessment of current building conditions and maintenance needs.
- Develop an annual maintenance budget, including routine repairs and service costs.
- Provide cost estimates for vendor services (HVAC, plumbing, electrical, structural, etc.).
- Identify capital expenditures for long-term asset planning (5-10 years).
- Establish contingency fund recommendations for emergency repairs.
- Compile findings into a detailed maintenance budget report with justifications.
- Present recommendations to key stakeholders and provide one round of revisions.

**Required Qualifications**:

- **5+ years of experience** in property management, budgeting, or facilities management.
- Background in **financial planning**, **accounting**, or **real estate asset management** preferred.
- Proven experience in developing maintenance budgets for multi-unit residential properties.
- Strong understanding of vendor pricing and cost forecasting.
- Proficiency in Excel, budgeting software, and financial modeling tools.
- Excellent analytical, written, and presentation skills.

**Preferred Qualifications**:

- Experience working with **nonprofit housing organizations** (e.g., Habitat for Humanity).
- Familiarity with affordable housing maintenance funding and compliance requirements.
- Certification in property management (CPM, ARM) or accounting (**CPA**, **CMA**) is a plus.

Project Timeline & Compensation:

- Estimated Duration: 2-3 weeks (can be extended)
- Compensation: Competitive project-based fee (to be discussed based on experience).
