**Job Description: Operations Manager - Golden Equity**
**Location**: Greater Toronto Area, with responsibilities for properties in Ottawa, Hamilton, and Brampton.

**Position Overview**:
The Operations Manager will be responsible for overseeing and coordinating the maintenance, repairs, renovations, and structural work for a portfolio of multi-unit residential buildings across the Greater Toronto Area, Ottawa, Hamilton, and Brampton. This role requires a hands-on, detail-oriented manager who can effectively lead teams, manage external contractors, and ensure compliance with municipal property standards. Must have experience managing multi-residential apartment buildings.
**Key Responsibilities**:
- **Preventative Maintenance Program**:
- Develop, implement, and maintain a comprehensive preventative maintenance program for all buildings in the portfolio. Ensure that all systems are regularly inspected and serviced to prevent breakdowns and costly repairs.
- **Renovations and Upgrades**:
Supervise and coordinate the physical renovation of apartment units, including upgrading interiors, common areas, and facilities to meet tenant needs and company standards.
- **Building Systems Maintenance**:
Implement and manage contracts for building systems maintenance, including life safety systems, HVAC, plumbing, and electrical. Ensure all systems are operating efficiently and safely, in compliance with industry regulations.Oversee and manage major structural work, including projects involving parking structures, exterior balconies, roofing, building cladding, and other large-scale renovations or repairs. Ensure that work is completed on time, within budget, and to the highest standards.Monitor and ensure compliance with municipal property standard orders and safety regulations for all properties under management. Address any deficiencies or violations promptly and ensure corrective actions are taken.Supervise and coordinate the call for tenders for various works, such as renovations, repairs, and large structural projects. Assess bids, negotiate contracts, and select vendors who align with the company’s quality standards and budget requirements.Report directly to the Managing Partner and General Counsel, providing regular updates on project progress, budgets, timelines, and any potential issues. Ensure clear communication with internal teams, tenants, and external contractors.Develop and manage budgets for maintenance, repairs, and capital improvements. Track expenditures and ensure all work is completed within the allocated budget.**Qualifications**:

- 5-10 years of experience in operations management or property management, preferably in multi-unit residential buildings.
- Bachelor’s degree in Engineering (Mechanical, Electrical, Civil, or related field) or equivalent experience.
- Strong knowledge of building systems, construction processes, and municipal building codes and standards.
- Proven experience in overseeing major renovations and structural projects, including vendor management, budgeting, and scheduling.
- Ability to manage multiple projects simultaneously and work under pressure to meet deadlines.
- Excellent communication skills, both written and verbal, with the ability to interact effectively with contractors, vendors, tenants, and senior management.
- Proficient in Microsoft Office and property management software
- Valid driver’s license and ability to travel within the Greater Toronto Area, Ottawa, Hamilton, and Brampton as required.
