Commercial/leasing Property Manager

**Lease and Agreement Management**:
- Draft and review commercial lease agreements, ensuring landlord’s and tenant’s agreed-upon terms are reflected and the terms align with company objectives and legal requirements, as
- Manage lease renewal and extension processes, working closely with tenants to facilitate smooth transitions.
- Monitor lease compliance and address any violations or issues promptly
**Tenant Relations**:
- Foster positive relationships with tenants, addressing concerns and inquiries promptly.
- Facilitate communication between tenants and property ownership, ensuring a high level of tenant satisfaction.
- Coordinate and oversee tenant move-ins, move-outs, and space alterations.
**Building Maintenance and Operations**:
- Collaborate with contractors, vendors, and maintenance staff to ensure the physical condition of the building is well-maintained.
- Conduct regular property inspections, identifying and addressing maintenance issues promptly.
- Implement preventive maintenance programs to enhance property longevity and value.
**Risk Management**:
- Assess and mitigate risks associated with property management, including safety and environmental concerns.
- Stay updated on local building codes and regulations, ensuring compliance in all aspects of property management.
**Contractor Management**:
- Source, hire, and manage contractors for various property services, such as janitorial, landscaping, and maintenance.
- Negotiate contracts and ensure vendors deliver services according to agreed-upon terms.
- Monitor contractor performance and address any issues or disputes.
**Documentation and Record Keeping**:
- Maintain accurate and up-to-date records of all lease agreements, correspondence, and property-related documentation.
- Prepare reports and presentations for property owners and stakeholders as needed.
**Market Analysis**:
- Stay informed about market trends, property values, and competitive landscape in the commercial real estate industry.
- Provide insights and recommendations for optimizing property performance in the market.
**Minimum Qualifications**
**Education**: Bachelor’s degree in a related field (Business Administration, Real Estate) and Ontario Licensed Condominium Manager and Registered Condominium Manager designation with equivalent knowledge or experience.
**Experience**:4+ years of related work experience as a manager for a condominium complex and Commercial facilities with responsibilities for lease/admission, maintenance, management of administrative, maintenance, or contract employees or an equivalent combination of education and experience.
**Qualifications, Abilities and Skills**:
- Must be familiar with commercial lease agreement and physical management of the property
- Proficient with Microsoft Word and Excel. Yardi proficiency preferred. Excellent verbal and written communication skills.
- Self-motivated, flexible, and detail-oriented. Ability to interact effectively with persons of all demographics and educational backgrounds to include listening, and sensitivity to other’s feelings, needs, and points of view. Tact and courtesy in all interactions.
**Working Conditions**:
Ability to physically inspect the properties in their entirety including walking/climbing stairs, and ability to withstand all weather conditions. Must respond to “after-hours” emergencies.
**Special Requirement**:
Must possess and maintain a vehicle and valid driver’s license with an insurable driving record history to obtain and maintain employment.
