We are seeking a reliable, conscientious person, to fill the position of Superintendent.

**You will be responsible to**:
**Duties will include, but not be limited to**:

- Establish and maintain excellent relationships with tenants, suppliers and contractors
- Ensure prompt service to tenants
- Follow the guidelines of the RTA
- Collaborate with trades and coordinate all facilities service and repairs pertaining to building and related equipment
- Respond to all facility emergencies
- Investigate all requests for repairs and preform minor repairs
- Complete building inspections on a weekly basis
- Inspect all sidewalks and driveways during winter season and correct any hazardous conditions
- Complete daily work orders - plumbing, electrical and exterior repairs.
- Maintain all common areas and report any deficiencies to the Maintenance supervisor
- Check and maintain boiler room (for temperatures, leaks, motor/pump noise), compactor room, fire alarm panel, electrical motors, sprinkler system, common door function.
- Keep logbooks up-to-date and control inventory for parts used and ordered.
- Inspect roof, drain, covers, compactor and bins
- Support and work with contractors.
- Other duties as required.
- Able to replace countertops, vanities, faucets, sinks, toilets

**Requirements**:

- 2 years minimum, prior experience working as a superintendent preferred
