Maintenance Superintendent

**AUTHORITY**: The Maintenance Superintendent functions by the authority of the Director of Property Management. The Director of Property Management shall provide the Maintenance Superintendent with the resources necessary to fulfill his/her duties.
**LIMITS OF AUTHORITY**: The limitations of authority for the Maintenance Superintendent is determined by civil laws, the collective agreement, policies internal to the Organization and limitations of the Director of Property Management.
**QUALIFICATIONS**:
- High School education or equivalent
- Previous maintenance experience
- Working knowledge of HVAC systems and various appliances
- Familiarity with electrical systems, plumbing and carpentry
**Duties and Responsibilities**:
1. Carries out routine maintenance and inspection procedures - general repairs - minor repairs as detailed in the Building Maintenance Checklist.
2. Cleans the building in accordance with the Cleaning Schedule. Includes grounds upkeep - cutting and watering of grass, snow removal of walkways. Move out cleaning and maintenance.
3. Carries out other maintenance, cleaning tasks or grounds maintenance as requested by the Property Manager, such as lock changes and repairs, minor carpentry, minor electrical and plumbing repairs, painting.
4. Reports needed major repairs to the Director of Property Management.
5. Conducts move-in/move-out inspections with Director of Property Management, 6. Maintains records of all repairs done.
7. Conducts annual inspections of units with the Director of Property Management.
8. Maintains an inventory of equipment and supplies needed in the execution of the job.
9. Ensures the Property Manager is aware of vandalism, disturbances, and tenant complaints.
10. Maintains general security (locked doors and windows in common areas). Maintain lock and key records.
11. Assists tenants where appropriate (example: locked out of a unit) and responds to tenant requests for repairs.
12. Provide building and apartment access for trades’ people, where appropriate.
13. Assist Property Manager in determining budget for maintenance work and supplies.
14. In conjunction with the Property Manager, establishes and adheres to a preventive maintenance schedule.
15. Meeting the requirements of WHMIS (Workplace Hazardous Materials Information Systems).
16. Respond to emergencies in accordance with fire safety procedures or requests of emergency personnel.
17. Cover for the Property Manager in his/her absence.
18. Other related duties as assigned.
**EXPECTATIONS OF RESPONSIBILITY**:
The Maintenance Superintendent is expected to:
- Model the Organizational values and the relationship values of affirmation, involvement and servant leadership in all relationships with staff, volunteers, clients and all other stakeholders.
- Communicate and share all relevant information with the Director of Property Management, or staff in a timely manner.
- Disclose to the Director of Property Management any violation of their limits of authority or potential risk to the Organization.
**ACCOUNTABILITY**:
Accountability is mutual. The Director of Property Management is accountable to the Maintenance Superintendent for providing the authorization, resources, affirmation, involvement and servant leadership required for the successful realization of the responsibility of the position. Primary accountability of the position is to the Director of Property Management for performance and for compliance with the Director of Property Management’s limitations and expectations.
The working relationship is reviewed annually as part of the annual review.
**WORKING CONDITIONS**:
- Uncontrolled environmental conditions such as client homes.
- May be exposed to environments which contain used needles, drugs, etc.
- May be exposed to unsanitary work environments.
- Interaction with clients who may be at risk of self-harm or harm to others.
- Interaction with clients who may be under the influence of drugs / alcohol.
- Undertaking tasks that require physical exertion.
**Conditions of Employment**:
1. As set out in the Alpha Court Personnel Policy Manual.
2. Use of an automobile and appropriate insurance coverage is required for this position.
3. The maintenance superintendent may be required to live on-site.
4. Scheduled hours of work are between 8:30 am and 4:30 pm, Monday through Friday. Unscheduled tasks (snow removal, tenant problems, etc.) may occur outside these times in which case the worker will be compensated in accordance with Alpha Court policies.
