Assistant Building Manager

**Job Summary**:
The Assistant Building Manager supports the Building Manager in the effective operation and maintenance of the strata corporation’s properties. This role requires strong organizational and technical skills, the ability to manage multiple responsibilities as part of the team or independently, and excellent communication skills to foster positive interactions with council members, owners, tenants, contractors, and employees.
**Key Responsibilities**:
- **Operations Support**: Assist the Building Manager with daily property operations, including inspection, maintenance, snow removal, looking for safety hazards and placing warning signs
- **Administrative Management**: Maintain accurate records, documentation, and reports related to property operations, work orders, vendor contracts, and financial transactions.
- **Stakeholder Communication**: Act as a point of contact for the strata council, owners, tenants, and contractors. Respond to inquiries, provide information, and ensure clear and timely communication.
- **Meeting Support**: Support the Building Manager in organizing and preparing for strata council meetings, including drafting agendas and following up on action items as required.
- **Project Coordination**: Oversee small projects and work orders as assigned, ensuring quality control and timely completion. Coordinate with vendors and contractors, verifying that work aligns with established standards.
- **Technology Use**: Utilize strata software for programming key access and intercom, as well MS office software for effective record-keeping, scheduling, and maintenance. Previous systems programming experience is a plus.
- **Emergency Response**: Support the Building Manager in handling building emergencies such as fire alarms and be prepared to act as needed to ensure the safety and well-being of residents.
**Qualifications**:
- Strong organizational and time management skills.
- Excellent English language communication skills, both written and verbal, to interact professionally with residents, contractors, and the strata council.
- Strong interpersonal skills to work effectively within a diverse community environment.
- Ability to work independently, with problem-solving skills to address building issues proactively.
**Preferred Experience**:
- Previous experience in property management, building operations, or real estate administration.
- Familiarity with strata corporation operations, strata regulations, and building maintenance standards.
**Renumeration and Benefit**:
Starting salary is $22 per hour, 40 hour week plus 2 weeks per year paid vacation. The company offers extended health and dental benefits. Probation is 3 months at which time a review of performance & salary will be completed.
