Five Star Building Services is growing We are looking for a Building Manager to be based in the **Vancouver Yaletown** location.

**In this role, you will play a crucial role in maintaining effective communication between our team and the Strata Manager. You are the eyes and ears of our customers and the Five Star Team, ensuring that all activities align with the strata rules and bylaws.** You will be responsible for overseeing the maintenance and operations of the building you will be in. You must have at least 3 years' experience managing complicated strata buildings.

**Key Responsibilities**:

- Log daily events, report incidents, and update Strata Manager on issues.
- Prepare detailed reports for accidents, altercations, or property damage.
- Facilitate access for contractors, trades, inspections, and deliveries.
- Coordinate parking, elevator lock-offs, and electrical shutdowns for trades.
- Perform minor maintenance tasks like painting, drywall repairs, and light bulb replacement.
- Monitor and report building system malfunctions (e.g., electrical, elevator, fire panel).
- Communicate with residents on disruptions and project updates.
- Handle emergencies (e.g., floods) and minimize damage.
- Deliver notices and manage move-in/out logistics.
- Maintain and restock tools, equipment, and supplies as needed.
- Ensure proper use of garbage and recycling bins.

**Administrative Duties**:

- Keep monthly records of revenue reports and petty cash.
- Maintain office equipment and supplies.
- Report tenant complaints to Strata Council.
- Submit activity reports for Strata meetings.
- Manage emergency calls during shifts and forward off-hours calls to property management.
- Post and remove notices on the Resident Notice Board.
- Manage access key/fob sales and programming.
- Maintain building key control and computer records.

**Moves, Trades & Deliveries**:

- Book and schedule moves, trades, and deliveries in advance.
- Ensure elevators are locked off and properly padded for moves.
- Record any damage or issues caused during moves or trades.
- Maintain building security during moves and deliveries.

**Security & Safety**:

- Check exterior doors and high-risk interior areas daily.
- Coordinate building safety system tests and liaise with emergency services.
- Monitor and maintain security systems and equipment.
- Ensure safety and security measures are in place throughout the building.

**Minor Repairs**:

- Notify Strata Manager of any repairs outside contract scope for approval.
- Perform minor repairs like door adjustments, painting, and fixing small wall damages.
- Replace light bulbs (up to 10 feet) and other minor maintenance tasks.

**Seasonal & Pool Duties**:

- Assist with winter de-icing as required.
- Perform pool maintenance, including testing chemicals and cleaning the jacuzzi.

**General Property Maintenance**:

- Maintain outdoor garden furniture and furnishings.
- Check and maintain storage, bike, and mechanical rooms.
- Report and manage any security or maintenance issues in common areas.
- Conduct litter patrols and enforce parking bylaws.
- Monitor and clean garbage/recycle areas, as needed.

**Requirements**:

- Proven experience in building management, with a focus on maintenance and repair tasks.
- Practical skills in tasks such as drywall repairs, minor painting, and power washing.
- Ability to perform physical tasks, including lifting up to 50 pounds and responding to building maintenance emergencies.
- Strong communication and organizational skills.
- Problem-solving skills, particularly in emergency or maintenance situations.
- Ability to take initiative and manage day-to-day operations of a building.

Pay: $24.00-$27.00 per hour
