**We are currently recruiting for a Full Time Resident Manager for our Chateau Schonsee Building located in North Edmonton, Alberta. This position has the option of living on site.**

**Position Summary**:
The Resident Manager manages daily customer relationships with different tenants through the coordination of operational activities, marketing, leasing and by representing the company to both tenants and the public. The Resident Manager shall protect, maintain and improve the value of the owner’s commercial real estate property and assets. The Resident Manager understands customer needs as well as meets the requirements for financial return on the property.

**Responsibilities and Duties**:

- Complete all documentation pertaining to inspections (Move In/Out), incident reports, maintenance requests, etc. and other administrative responsibilities as assigned
- Interpret and enforce the lease agreements and policies
- Act as a liaison between the shareholders, tenants and prospective tenants.
- Perform regular property inspections of vacant suites, common areas, building exteriors, and landscape.
- Administer leases, reviewing all tenant billings, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations.
- Identify leasing prospects and respond to routine leasing inquiries.
- Coordinate with accounting department and document lease payments and informing tenants of delinquent accounts.
- Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns.
- Assist in coordination of tenant move in and out inspections, including scheduling elevators, building fobs, building access, nameplates, other signage, and mover evidence of insurance.
- Dealing with resident issues.
- Inspections of occupied units annually or as required.
- Minimum 5 years of experience in property management.
- Working knowledge of rent collection, eviction process, inspections, RTDRS hearings
- Must have good knowledge of the Residential Tenancies Act, Landlord and Tenant Advisory boards, Public Health Act and regulations, City bylaws and the tenant relations requirements of managing a rental property.
- Prior managerial experience is an asset.
- A well-defined sense of diplomacy, including solid negotiation, conflict resolution, and people management skills.
- High degree of resourcefulness, flexibility, and adaptability.
- Display a high level of confidentiality and discretion in all dealings with residents.
- Ability to interpret and implement company policies and procedures.
- Class 5 Drivers License
