New Market Funds (NMF) is an Impact Assets 50 manager and Certified B Corp company. We are an impact investment, multi-fund manager with offices in Vancouver, Toronto, and Montreal. The New Market Funds platform includes NMF Rental Housing Fund I and II, New Commons Development, New Commons Housing Trust, Community Forward Fund, and the Canadian Cooperative Investment Fund.

NMF envisions a new market in which investment capital seeks to create value that includes clear social and environmental outcomes as well as financial returns. In addition to fund management, NMF undertakes a significant amount of affordable housing real estate development with the goal of expanding community-owned housing assets across Canada. This development work will be the major focus of the Accounting Manager.

**THE OPPORTUNITY**

Key responsibilities include:

- **Project Accounting Systems and Process Development**: Ownership of the Development Team’s accounting operations, as well as creation and implementation of key reporting tools and processes
- **Monthly Financials**:Support the month-end closings for all NMF operating entities, as well as the multi-family residential buildings owned by our non-profit housing society
- **Process Documentation**: Shadow and document existing accounting procedures and workflows to create comprehensive SOPs
- **Project Accounting**: Manage complex real estate project accounting, including cost tracking, project claims, contract management, CRA filings, revenue recognition, AR/AP, and project-specific reporting
- **Audit Support**: Assist in the preparation of working papers, supporting schedules, and the finance team and auditors throughout annual audits and review engagements of all legal entities
- **Reporting**: While largely focused on development project accounting, you will support the finance team in producing a wide range of reports (financial and non-financial) for the team, boards, and investors, including budget vs. actuals, cash flow projections, portfolio summaries, and high-level dashboards
- **Special Projects**: Support the finance team in responding to new investor diligence questions, collaborate with the team on investment and loan closings, and other ad hoc projects that are driven by internal and external stakeholders

**ADDITIONAL RESPONSIBILITIES**
- Ensure compliance with accounting standards and regulatory requirements
- Support audit processes and liaise with external auditors
- Assist with treasury and cash flow management
- Collaborate with operations teams using appropriate communication channels
- Provide analytical support for business decision-making
- Mentor and support junior accounting staff as the team grows

**QUALIFICATIONS**
- CPA designation required
- Minimum 3-5 years of hands-on project accounting experience, and real estate experience would be beneficial
- Previous experience as an external auditor with a strong understanding of documentation, controls, and compliance requirements
- Strong Month-End Close and reporting experience
- Solid understanding of Canadian GAAP and regulatory requirements
- Proficiency with Microsoft Office Suite (e.g., Word, Excel, Outlook), Google Suite, and experience with ERPs or other accounting software
- Bilingual in French and English is an asset, but is not required
- Some IT experience is an asset (to potentially support the back end of our ERP, Netsuite, as well as to streamline our processes using AI), but not required
