**Assistant Property Manager - London**

We are seeking an Assistant Property Manager in London to join our large multi-residential portfolio. This role offers an excellent opportunity to grow your skills while working closely with the Regional Manager. You will provide leadership, training, mentorship and guidance to Superintendents & Assistant Superintendents, oversee day-to-day building operations, and manage maintenance requirements. Additional responsibilities include budget management, contractor coordination, and obtaining project quotes.

**_ Responsibilities:_**
- Oversee a portfolio of residential apartment buildings and manage assigned projects.
- Maintain accurate and timely documentation for all matters posing a risk, liability, or benefit to the company.
- Conduct regular inspections of buildings, customer suites, common areas, and exterior landscapes, ensuring alignment with Park standards. Provide written reports with recommendations reports to the Regional Manager.
- Direct building staff/contractors on maintenance, repair and in-suite turnover activities.
- Prepare annual maintenance and capital budgets for review, and manage spending according to budget.
- Preparation of renovation proposals; attend construction site meetings.
- Solicit contractor quotes for building repairs, maintenance, and renovations; oversee renovation proposals and attend site meets as needed.
- Advise, support, and train site staff on company policies and procedures; address staff issues and assist with problem-solving.
- Investigate and resolve resident complaints promptly and professionally.
- Continually update working knowledge of Residential Tenancy Act, the Human Rights Code, Privacy legislation, Workplace Safety and other governing legislation by training sessions as required.
- Participate in an “on call” rotation to support building staff and coordinate emergency maintenance or security issues outside regular business hours.
- Effectively manage loss prevention, risk management, security, maintenance, marketing, landscaping, snow removal, ventilation, heating, cooling and other daily activities in conjunction with Project Manager and Regional Manager.

**_ Who we’re looking for:_**
- A diploma in business administration, property management, real estate, accounting, or a related field.
- 3+ years of experience in property management, real estate, or a related field, including multi-residential properties
- Certified Property Manager (CPM) designation through the Real Estate Institute of Canada (REIC), or presently enrolled in the program, is considered an asset.
- Knowledge of building systems, Residential Tenancy Act (RTA), the Human Rights Code, privacy legislation, workplace safety and other relevant laws is an asset.
- Strong communication skills (verbal and written), with professionalism, tact, and diplomacy in handling resident complaints.
- The ability to work independently and effectively within a team.
- Proficiency in Microsoft Office (SharePoint, Word, Excel, Teams, PowerPoint and Outlook).
- A reliable vehicle and a valid driver’s license are required for regular travel to the building sites.
