**High-Rise Condo Building Manager**
**Current Pool Operator Certification is required for this position.**
The General Duties are to include: cleaning and maintenance of the common area, including the recreational facilities, as well as the building interior and exterior; ensuring the building’s mechanical and structural needs are maintained; checking and clearing any garbage or debris on the common grounds and pathways.
The resident Manager(s) duties are to be scheduled on a weekly, monthly, quarterly, bi-annual, annual or seasonal rotation to ensure all duties are performed regularly, keeping in mind that the building’s condition and cleanliness must reflect a high standard at all times.
**The Resident Manager(s) must**:
- Check the elevator cab daily, vacuum and clean the track, sills, and detectors. Ensure that the brass, floors, walls, and threshold are clean and any burnt-out lights are replaced.
- Ensure that the baseboards, walls, floors, windows, doors, and thresholds in common areas of the building - including the hallways on each floor - are well maintained, clean, and marks are removed.
- Sweep building entrances, courtyard, and exterior staircases.
- Monitor the building interior and exterior as well as the common grounds, ensuring all litter and cigarette butts are picked up, and spills are cleaned on an on-going basis.
- Keep recreational facilities, pool, and spa equipment clean, well maintained, and in good running order.
- Check the pH level and monitor the temperature of the swimming pool and hot tub.
- Monitor room temperature of the common hallways from P1 to PH levels, as well as the swimming
pool enclosure.
- Monitor and keep clean all underground parking, as well as the outside visitor parking area.
- Check and clean storage rooms, remove items left outside of lockers, and report any lockers that are stacked over the permitted height.
- Check the standpipe pressure to ensure that the air pressure for the fire sprinkler system is working, monitor the fire safety system, and respond to the monitoring company regarding all problem signals.
- Check and spot clean all mechanical and boiler room floors as required.
- Monitor the pressure of Domestic Water system and call contractor if readings are beyond normal.
- Check the temperature of the three (3) hot water storage tanks and the reheating tanks.
- Drain the domestic hot water tank when required.
- Check air make-up units and replace filters as required.
- Check and clean generator room and window grill.
- Perform monthly generator tests.
- Check the security system and computer, including all surveillance cameras to ensure that they are in good working order and, if necessary, call a technician if the problem cannot be fixed in house.
- Inspect and clean garbage room areas as required.
- Ensure that the recycling and Food Scrap bins are taken to the curb on schedule.
- Wash, sanitize and deodorize the recycle bin as required.
- Clean car wash basin and hosing down the garden stairwells as required.
- Visually inspect the roof including all hatches, closures, thresholds, weather stripping, vents, stacks, flashing and general overall condition.
- Ensure drains on rooftops are clean and free of debris.
- Ensure that the sprinkler maintenance is booked and adjust sprinkler schedule as required.
- Check and place sprinkler heads as needed.
- In the event of a leak that may cause damage, the Resident Manager(s) are authorized to do whatever is necessary to minimize damage. Report the problem as soon as possible to the Chair of the Strata Council or designate.
- Assist and/or respond to owners who request help whenever possible.
- Do minor repairs (estimate $500.00 or less) including small plumbing repairs (those which don’t require water shut down) such as changing vacuum breaker in change rooms, replace a leaking faucet, etc.
- Fix or replace common exit door locks, adjust closers, etc. as required.
- Keep a current and up-to-date inventory list of all equipment owned by the Strata Corporation which is entrusted to the Resident Manager(s).
- Schedule service calls and/or follow-up calls with contractors on building repair issues and other regular cleaning and maintenance.
- Accompany and monitor trades people, be available to and correspond with contractors regarding troubleshooting issues and implementing solutions as required.
