This is for a full-time resident (live-in) building caretaker position for a 218 unit residential condo complex located in Central Burnaby. Benefits include a competitive compensation package and subsidized rent reduction (1 bedroom caretaker suite located at the building

**Qualifications**: Previous building caretaker/manager experience (minimum 2 years) in a strata or commercial setting (or equivalent) is an asset. Previous experience working with contractors and mechanical equipment is an asset. The position of Caretaker calls for initiative, common sense, ability to work after hours (when required), general understanding of the building’s mechanical system and building maintenance and requires excellent communication with the Property Manager. The Caretaker will create a polite, friendly relationship with the Owners and Residents.

The role of the Strata’s Caretaker is to oversee the daily operations of the building. This includes but is not limited to document management, coordinating and overseeing building maintenance, and security as well as conducting janitorial tasks (when necessary) and some light repair tasks. The caretaker will interact with the Strata Council, Owners and occupants of the building and assist with the requirements within the parameters of the services provided.

**Benefits**:
Annual Salary
- $65,000.00- $69,000.00. Salary to be reviewed after probation period. Suite: 1 bedroom caretaker suite is provided ($950.00 rent per month) for the resident caretaker. Vacation time will be two weeks (10 working days) per year, after one year of continuous service. Monthly cell allowance.

**Working Hours**:

- Full Time Building Caretaker. The Caretaker will be required to provide emergency service to the complex after established working hours. This does not mean, however, that they must be on the property 24 hours per day. General working hours are defined as 8:00 a.m. through 5:00 p.m. Daily lunch breaks at 60 minutes in length. Other schedules can be followed but must be approved by the Property Manager or President of the Strata Council.

**Probation Period**: 3 months. Employee’s performance will be reviewed after 3 months.

**Key Duties and Responsibilities**:

- Assist tradesmen (where necessary) who are working on common property.
- Make daily inspections of the common property (interior/exterior), noting areas needing attention or repairs, arrange the necessary repairs (where possible), and report this information in the log book.
- Report any incident or event that may be covered by insurance to the Property Manager.
- In the event of an emergency and where the Property Manager is not available, the Caretaker has the authority and the responsibility to contact the Building Committee Chairperson or the Council President.
- Deliver, as required, monthly minutes, mail and notices to all suites.
- Set up Recreation Room for monthly meetings.
- To assist with scheduled moving in/out. Collect move-in fees plus damage deposits for move-ins and move-outs and communicate with the Property Manager.
- Spot painting, re-caulking and minor building repairs will be done at the request of the Property Manager or Strata Council.

**JANITORIAL SERVICES**
- Building cleaning/Janitorial Tasks will be performed by the designated janitor. However, Caretaker may be requested/required to perform some janitorial tasks. Please refer to Janitorial Services for reference for description of Janitorial services.
- Powerwash parkade stalls or walkway when necessary.
- Strip, clean and wax lobby floors to parkade
- Vacuum exhaust grills over pool, changing rooms on fascia of roof above pool

**Recreation Facilities Cleaning and Maintenance**
- Keep clean the Meeting Room, Exercise Room, Bike Room and additional shared recreational areas including vacuuming, dusting and arranging of furniture, plants, planters and other chattels as required.
- Keep toilets, sinks, counter tops, showers, and saunas clean and in a sanitary condition at all times.
- Keep all change room walls, floors and shower surfaces clean and in a sanitary condition.
- Report immediately all acts of vandalism and/or damage caused through negligence by residents or their guests.
- Check thermostats and keep recreation facility temperature as follows: Jacuzzi - 38 degrees C Pool - 80 degrees F Air - 20 degrees C
- Maintain sauna wall and bench surfaces in a smooth, sanded and well-nailed condition.

Swimming Pool and Swirl Pool Cleaning and Maintenance
- Maintain chlorine, pH and total alkalinity levels for water clarity and water safety daily in accordance with the manual provided by the Department of Health and Engineering Services and to ensure that the pools meet Health Department standards.
