**Superintendent Position Overview**:
The Condo Superintendent is responsible for overseeing the day-to-day operations, maintenance, and overall upkeep of the condominium property. This role ensures that the building is safe, well-maintained, and running efficiently, while providing excellent service to residents and addressing their needs promptly.

**Key Responsibilities**:
1. Building Maintenance:

- Perform regular inspections of the building and grounds to ensure all systems are functioning properly (HVAC, plumbing, electrical, elevators, etc.).
- Coordinate and supervise maintenance and repair tasks, both routine and emergency.
- Ensure all common areas (lobbies, hallways, stairwells, etc.) are clean, safe, and well-maintained.
- Assist cleaners in maintaining cleanliness of the common areas.

2. Health and Safety:

- Ensure compliance with building codes, safety standards, and regulations.
- Oversee the building’s emergency procedures and conduct regular fire drills.
- Monitor fire safety equipment, security systems, and building access control systems.

3. Building Operations:

- Manage the building’s day-to-day operations, including coordination of garbage removal, cleaning services, and snow removal.
- Maintain an inventory of maintenance supplies and equipment, ordering replacements as necessary.
- Assist with the coordination and monitoring of contractors, service providers, and vendors for maintenance and repair work.

4. Administrative Duties:

- Maintain accurate records of building operations, maintenance logs, and resident interactions.
- Prepare and submit regular reports to the condo board or property management, including updates on building issues, maintenance schedules, and resident feedback.
- Assist with managing the budget for building maintenance and other operational expenses.

5. Emergency Response:

- Be on-call for emergencies, including after-hours maintenance or security concerns.
- Respond promptly to urgent situations, such as plumbing leaks, power outages, or fire alarms.

6. Supervision:

- Supervise and train on-site staff, such as maintenance personnel or cleaning crews.
- Ensure that staff is performing their duties to the highest standard and maintaining a professional demeanor.

**Qualifications**:

- Previous experience in property management, building maintenance, or a similar role is preferred.
- Knowledge of building systems (HVAC, plumbing, electrical, etc.) and general maintenance procedures.
- Strong communication and interpersonal skills.
- Ability to respond to emergencies quickly and effectively.
- Organizational skills and attention to detail.
- Ability to work independently and manage multiple tasks simultaneously.
- Flexibility with work hours, including evenings and weekends if necessary.
- Mandarin speaking is an asset.

**Working Conditions**:

- Full-time position with regular office hours and on-call availability as needed.
- Physical work, including lifting, carrying, and performing repairs, is required.
- Ability to handle stressful situations and prioritize tasks during emergencies.
