**MANAGER, FIELD MAINTENANCE**

**WHO WE ARE**:
BC Indigenous Housing Society (BCIHS) provides safe, attainable housing for Indigenous individuals and families living in Vancouver and throughout British Columbia. We are a registered charity and non-profit society. The BCIHS is governed by an all-Indigenous Board of Directors and employs approximately 100 people. Founded in 1984, we currently manage a portfolio of 21 buildings and over 900 units, supporting over 1,300 Indigenous individuals and families. BCIHS works in partnership with federal and provincial government agencies to subsidize tenant rent contributions and achieve affordability for individuals and families.

**JOB GOAL**:
The Manager, Field Maintenance is responsible for ensuring effective and efficient maintenance of building systems, ensuring buildings are running smoothly, monitoring and meeting operational needs; interacting with tradespersons, construction teams and service providers to ensure completed building infrastructure work and maintenance is completed in a proper and timely manner.

**KEY DUTIES AND RESPONSIBILITIES**:

- Perform maintenance and repair activities in all BCIHS housing portfolio and ensures repair activities are being properly handled and within the budget guidelines.
- Supervise Building Service Workers in various buildings across the BCIHS portfolio
- Assist Director of Maintenance in ensuring new unit construction from contractors meets all the requirements and standards of the contractual relationship on behalf of BCIHS
- Perform repairs on unit turnovers.
- Work in close collaboration with the Director of Maintenance to ensure excellent service delivery from trades and general contractors
- Conduct periodic, scheduled and adhoc inspections on projects when requested
- Documents all findings in appropriate BCIHS system files
- Recommend changes to plans, purchases and installations where appropriate
- Assist the Maintenance Supervisor if needed to ensure requisitions and ordering of materials, equipment and supplies is handled in a timely fashion.
- Conduct weekly check-ins with Building Service Workers and track check-ins on spreadsheet (Dashboard)
- Ensure effective communications with Property Managers, Director of maintenance and technicians
- Seeks approval from Directors and/or VP Operations for expenditures, following established protocols and documentation requirements
- Provides coaching, mentoring and support to maintenance technicions to support them in achieving society and professional objectives
- Participates in weekly meetings to provide updates on field maintenance activities
- Provides BSW with orientation and training at point of hire and monitors progress and performance needs
- Demonstrates accountability, a high level of initiative and commitment to excellence in service delivery
- Other related duties as directed by the Director, Maintenance
- Responsible for after hours emergency calls.

**QUALIFICATIONS**:

- Diploma in Building Management or equivalent experience
- Minimum of five (5) years of experience in building or facilities management and maintenance
- Experience in policy, procedure and guideline development and implementation
- Experience in managing, motivating and developing staff and teams

**KNOWLEDGE, SKILLS AND ABILITIES**:

- Excellent written and verbal communication skills, strong presentation abilities.
- Knowledge of WorkSafeBC regulations related to health and safety
- Knowledge of BC Building Code
- Familiarity with the Residential Tenancy Act an asset
- Proven experience in effectively training and guiding others.
- Ability to provide guidance, instruction and training to direct reports
- High proficiency in Microsoft Office Suite, Excel, and YARDI.
- Strong interpersonal, organizational, leadership, and communication skills.
- Understanding of the challenges facing Indigenous populations and other marginalized communities.
- Sound judgment and initiative for problem-solving.
- Strong organizational skills and flexibility in an ever-changing environment.
- Capacity to work under pressure calmly and professionally, managing conflicting urgent priorities.
- Ability to handle confidential and sensitive information with discretion and professionalism.
- Proven ability to collaborate with other management team members in achievement of strategic/organizational objectives
- Ability to recognize, reduce and eliminate hazards and risks to tenants and structural integrity of buildings
- Strong planning, time management skills and efficient file management
