We are expanding our operations and seeking an experienced Field Manager to oversee janitorial and caretaking/building manager services across a portfolio of strata properties. This role is ideal for a proactive leader with a strong background in janitorial operations, team management, and client relations, who can drive service excellence and operational efficiency.
Key Responsibilities:
Enhance business value and service deliverables through consistent, high-quality janitorial and maintenance services.
Increase team effectiveness and profitability through efficient scheduling, training, and performance management.
Identify and implement improvements in processes, procedures, and systems to enhance operational effectiveness.
Train, motivate, and develop janitorial and caretaking staff.
Oversee, supervise, and hold team members accountable to their roles and responsibilities.
Provide strong leadership to staff and foster a culture of continuous improvement.
Assist in planning, communicating, and implementing company goals, policies, and procedures.
Develop and sustain strong client relationships, acting as the primary point of contact for operational matters.
Evaluate staff performance and collaborate with HR on related matters such as scheduling, leave, and performance reviews.
Typical Duties and Responsibilities:
Manage a portfolio of strata buildings across Metro Vancouver, ensuring operational excellence and client satisfaction.
Conduct regular site visits to inspect cleaning standards, staff performance, and compliance with safety and company protocols.
Develop and maintain routine cleaning and preventative maintenance schedules.
Coordinate special services such as carpet cleaning, floor care, window cleaning, and post-construction cleaning.
Respond promptly and professionally to client inquiries, complaints, and emergency requests.
Attend strata council or AGM meetings as required.
Troubleshoot and resolve operational or facility issues, including dispatching trades as needed.
Ensure all sites adhere to safety regulations, company policies, and contractual obligations.
Prepare and submit regular reports on site activities, incidents, and performance metrics.
Participate in recruitment, training, and onboarding of new staff.
Provide after-hours and weekend on-call support for emergencies.
Staff Support & Supervision:
Provide on-site guidance, coaching, and support to janitorial and caretaking staff.
Manage staff scheduling to ensure adequate coverage across all shifts and sites.
Deliver training on company standards, procedures, and safe work practices.
Monitor performance, provide feedback, and support disciplinary processes when necessary.
Client Relations:
Act as the main point of contact for Property Managers, Strata Councils, and building staff.
Address client concerns promptly and ensure issues are resolved to their satisfaction.
Maintain professional and proactive communication with all clients and residents.
Compliance & Reporting:
Ensure compliance with health and safety regulations, company policies, and service contracts.
Conduct regular site audits and inspections, document findings and recommending improvements.
Submit timely reports to the Operations Manager and Director of Operations.
Process Improvement:
Identify opportunities to improve service delivery, efficiency, and cost-effectiveness.
Support the rollout of new processes, technologies, or systems as directed by management.
Emergency Response:
Be available for after-hours and weekend on-call duties.
Respond to site emergencies, coordinate response efforts, and ensure timely resolution.
Requirements:
Must Have: 3+ years of experience in Janitorial Operations Management, Facility Maintenance, or a related field.
Must Have: Experience leading teams of 20+ staff in a janitorial, maintenance, or facility setting.
Must Have: Valid driver's license and reliable vehicle for frequent travel across Metro Vancouver.
Strong knowledge of cleaning techniques, equipment, and chemicals.
Experience with scheduling, performance management, and client liaison.
Excellent problem-solving and decision-making abilities.
Ability to handle stressful situations with professionalism and tact.

Work Schedule & Location:
Tuesday to Saturday, day and afternoon shifts with flexibility for weekends and evenings and other days as needed.
After-hours and weekend on-call availability required.
Frequent travel to sites across Metro Vancouver (70–90% mobile).
