Live Out Building Superintendent/ Maintenance

Live-out building superintendent wanted for a well maintained residential high-rise building.

THIS IS A RENTAL BUILDING AND NOT A CONDO

Position requirements:

- Strong ability to communicate effectively and professionally, written and oral; able to develop and sustain cooperative working relationship with tenants, internal staff, contractors, suppliers and public.
- Self-motivated, professional and flexible, able to solve problems efficiently.
- Operate mechanical equipment in a safe, efficient manner at all times
- Ensure that building standards and efficiency are maintained or enhanced
- Spot check cleaning service daily, report concerns and irregularities to cleaning coordinator for action and logging
- Conduct regular site inspections ensuring that the building equipment meets scheduled periodic maintenance requirements and contractor service levels are achieved
- Responsible for the appearance of the property and for the safety and convenience of the tenants at all times
- Monitor risk management and environmental issues and report accordingly
- Carry out minor maintenance requirements on a scheduled or periodic basis including but not limited to filter replacement, lamp replacement, mudding and painting walls etc.
- Sound knowledge of building systems including but not limited to:
Mechanical: boilers, chillers, cooling towers, refrigeration, pumps, fans, motors

HVAC control systems**, **lighting and power systems,emergency generators, fire

Safety system.
- Time-management skills, able to work under pressure and manage deadlines, able to work independently with mínimal supervision, able to respond quickly to emergencies.
- Have the ability to perform minor plumbing repairs, drywall repairs, painting, and rough carpentry.

**Salary**: $32.00 per hour

- AEC / DEP or Skilled Trade Certificate (required)

**Experience**:

- Building Superintendent: 3 years (required)
- Building Maintence: 3 years (required)

Licence/Certification:

- Driving Licence (required)
