Base pay range CA$39,520.00/yr - CA$41,600.00/yr Location Toronto, ON Shift Schedule Monday to Friday, 8:00am to 4:00pm (may change depending on garbage days) Description We are looking for a highly motivated Live-Out Superintendent for one of our upscale condominiums. Responsibilities Maintain a clean, safe, healthy environment Report all deficiencies, maintenance requirements, vandalism and care‑taking supply inventory to the Property Manager as required Respond to any emergencies, interact with contractors and building residents Perform checks of the mechanical room and handle garbage Be familiar with every room in the building Paint and perform touch‑ups as needed Follow and improve procedures, follow up on requests Perform small repairs in common areas Perform ongoing preventive maintenance Enforce condominium rules and regulations Provide recommendations to solve and improve situations Participate in daily meetings with the manager Create and improve a reading log – keep records Other duties as assigned Skills & Qualifications Experience with condominiums preferred; knowledge of BAS and building machinery/equipment such as boilers, chillers, pool systems, etc. Strong customer‑service experience with residents is essential Knowledgeable of maintenance schedules and proficient with sprinkler rooms (dry and wet), boiler rooms (electrical and gas), HVAC (glycol and chiller systems), generator rooms, elevator rooms, pool rooms, main electrical rooms, fire panels, makeup air units, sump pumps, booster pumps, irrigation systems, compactor rooms and circulation pumps Willingness to perform heavy‑duty cleaning tasks such as mopping amenity rooms and parking levels Proficiency with email and familiarity with emergency procedures (fire and water leaks) Excellent interpersonal, phone and customer‑service skills; Proficient English speaking and writing skills Ability to follow instructions Sense of responsibility is a must Highly energetic and able to respond to changing priorities positively Physical Requirements The physical demands described are representative of those that must be met to successfully perform the essential functions of this job.
