- time who has experience in the construction and rental industry, preferably with a strong general renovation background to join our team You will be responsible for managing tenant relationships, performing maintenance work and working on rental property sites. The job is part time and can grow into whatever you want it to be**

**RESPONSIBILITIES INCLUDE**:

- Coordinate with tenants and our building manager for maintenance and repair issues, then give notice of entries
- Basic plumbing, electrical, and general renovation experience necessary
- Follow mechanical room inspection procedures. (Change furnace filters, check boiler temperatures and pressures, water heater visual inspections).
- Perform timely lawn care and snow removal duties
- Perform annual smoke detector checks and record all information with property manager
- Must be able to manage their own time, understand how to order materials, pick up materials and bring to site and manually work alongside others.
- Must have knowledge in performing material counts and be able to pick up material to have on site. (Ie: windows, doors, lumber, baseboards, etc.)
- Be able to take notes in meetings and site visits, then upload into property management software
- Monitor, schedule and coordinate all incoming products such as countertops, cabinets, flooring, lighting, etc.
- Must have general construction experience, ie: Framing, siding, shingles, decks and fences, baseboard and trim repairs. Must know how to change light fixtures and switches, minor plumbing, painting, mud and tape, etc.

- BONUS: Any outside real estate leads brought in by you, we will pay an additional $2,000 per property if we close on it

**JOB REQUIREMENTS**:

- Be self starter and motivated to be a leader in the industry
- Previous experience with renovations and construction industry
- An excellent understanding of construction processes and practices
- Computer proficiency. Microsoft programs, google suite (google drive, calendar, etc.)
- Must have exceptional organizational skills
- Must have an eye for detail (ie: maintain curb appeal on buildings).
- Must be personable and able to work well with others
- Must own tools as renovation work is required
- Must have a valid drivers license
- Must own a half ton truck or vehicle to transport various building materials
- Probationary period applies
- Must be willing to occasionally work early or late and occasional weekends

**Salary**: $26.00 per hour

Expected hours: 5 - 20 per week

Schedule:

- Monday to Friday
- On call
- Weekends as needed

**Experience**:

- property maintenance: 2 years (preferred)
- Renovation: 2 years (preferred)
