ESTIMATOR/PROJECT MANAGER
We are an Albertan General Contractor founded in 2009. Our company has been performing work on a wide variety of retail, commercial and light industrial projects throughout Edmonton and greater area. We are currently seeking an Experienced Estimator/Project Manager to join our team of professionals who provide quality service and expertise in commercial and light industrial construction industries. This career opportunity is a full-time position located in Edmonton.
**POSITION OVERVIEW**
- Reporting to the General Manager.
- The Experienced Estimator/Project Manager is responsible for assisting with producing a complete and accurate cost estimate for the company to undertake a project.
- Provide support to our ongoing projects.
- Prepare estimates for general expenses and overheads.
- Estimate pre-contract costs.
- Prepare estimates of labour and/or material costs.
- Manage project activities throughout the life cycle of the project, including the allocation of adequate resources, scheduling, documentation, and budgets.
- Achieve the project budget and complete accurate monthly forecasts.
- Act as primary liaison with clients, designers, site superintendents, subtrades and other project stakeholders.
- Organize project teams into suitable workgroups and guide the teams through their efforts to produce deliverables according to specification.
- Manage internal and/or external contractors or trades.
- Manage trade contractor site meetings, RFIs, invoices and control document process.
- You will be responsible for the implementation to completion on commercial projects, along with growing the revenue of the organization.
- While managing projects, you will ensure they are complete on time, safely and within budget according to the specified contract.
**KEY RESPONSIBILITIES (include but not limited to)**:
- Strong organizational and time management skills.
- Assist with pricing entries, extensions, checking and closing estimates.
- Maintain active communication with all tendering authorities, including clients.
- Make a complete quantity survey of materials, equipment and services required to complete the work being tendered.
- Check plans and specifications for items affecting the contract.
- Review all materials and equipment specified for alternates and equals.
- Ensure that estimated costs can be achieved and/or improved.
- Prepare project information sheets.
- Additional Skills: Read and interpret blueprints, maps, drawings, and specifications.
- Check the conformance for the scope of work and commercial terms to that of the tender.
- Assist in the preparation of final submission and execution of the final contract documentation.
- Prepare and submitting a detailed project budget.
- Complete the advance planning schedules, as required.
- Participate in multidisciplinary budgets.
- Provide input to proposal documents.
- Organize the procurement of materials and equipment.
- Coordinate with general manager, superintendents and/or foreman.
- Conduct as-built pricing adjustments.
- Review and analyze of the Progress & Productivity Reporting.
- Document control.
- Obtain and utilize subcontractor and/or supplier quotations or scheduling input for estimates.
- Evaluate and recommend allowances for indirect costs, design unknowns, escalation, and contingency.
- Prepare cost summaries that include costs of subcontracts, overhead, taxes, insurance, markup, and anything else that might affect the cost of a construction project.
- Prepare material, equipment, and labour take offs, per plans and specifications.
- Consult with subcontractors to confirm priced scope of work prior to closings.
- Maintain a database of material and equipment costs as well as labour productivity data.
- Attend walkthroughs and pre-construction meetings.
- Coordinate with team to determine which projects should be pursued.
- Conduct a detailed analysis of the contract documents and specifications, to determine overall project requirements and identifying any associated risk factors, including the monitoring of published addendums that may alter the original scope of the project.
- Providing overall contract administration, technical expertise, and support to the project.
- Developing and implementing the project safety plan and leading by example for health and safety practices and procedures.
- Ensuring the project is constructed as per design, budget, resources, quality, and schedule
