Estimator/project Manager

Overview:
This role is responsible for cost estimating and managing the full cycle of construction processes from initial meeting with clients to final occupancy. This includes organization of documents, communication with stakeholders, but not limited to accounting management, coordinating with the team, site meetings.
1. Review and evaluate cost estimates
2. Prepare estimates and purchase orders in detail for all products
3. Ensure timely completion of estimates
4. Understand scope of work to bid
5. Manage bid pricing from all vendors
6. Prepare cost analysis
7. Establish and maintain working relationships with vendors and subcontractors
8. Project Manage: oversee various assigned project at all levels to ensure schedule and budget is maintained until completion
9. Supervision: coordinate and supervise all personnel (consultants, subtrades, etc.) on quality of work, scheduling, and contracts.
10. Client: maintain a high level of client relationship to build for a long term relationship
11. Delegation: delegate work to the various personnel
12. Coordination and Scheduling: make sure all trades are aware any changes, added scope and ensure schedule is being followed
13. Training and Support: assist team on construction process, documentation, scope of work, and past experiences to build up team members
13. Accounting: support accountant on invoicing management
14. Safety: Ensure all safety guidelines of the landlord and WorksafeBC are adhered to
15. Other Responsibilities but not limited to the following:
a. Filing and Document Systems: Maintain a high level of accuracy of documents that is easily understandable by the team
b. Communication:
- Phone: Calling trades, consultants and clients for information
- Writing: Writing Contracts, Scopes of Work, and Schedules
Qualifications:
- Academics: Cost Estimating, Local Construction Management credentials required; PMP is an asset
- 3-5 years of tenant improvement, multi-family, low-rise
- English proficiency is a must
- Software Proficiency is a must (MS Suite: Word, Projects, Excel, Powerpoint, Bluebeam, Autocad, Construction Software).

Ability to commute/relocate:
- Vancouver, BC: reliably commute or plan to relocate before starting work (required)
**Education**:
- AEC / DEP or Skilled Trade Certificate (required)
**Experience**:
- Construction estimating: 2 years (required)

- English (required)
