**Position Overview**: The Defect Manager will have two key responsibilities:

- Overseeing and managing all aspects of post - construction defect rectification.
- Complete the Move - In and Move - Out inspections for all rental tenants.

This role requires a detail-oriented individual with strong organizational, communication and interpersonal skills. You will liaise directly with Condominium Owners, rental tenants and inhouse tradesman to identify and resolve defects. Knowledge of construction will be helpful and experience in customer service will be beneficial.

As a Defect Manager, you will be the calm center in the post-construction phase, ensuring all defects are addressed with fairness and in a timely manner. Your organizational and communication skills will be vital in managing the defect rectification process and maintaining harmony with Owners, Tenants and contractors alike.

**Key Responsibilities**:

- Serve as a single point of contact for residents and tenants, addressing their concerns in relation to their units and general building maintenance with empathy and clarity
- Conduct thorough inspections of the condominium units and common areas to identify any construction defects.
- Conduct thorough inspections of rental units when tenants move in and move out. This includes the annual inspection
- Perform meticulous inspections with a calm and methodical approach with condominium unit owners to identify and document deficiencies during unit handover to the owner.
- Coordinate with contractors and the construction team to ensure timely and effective resolution of identified defects
- Schedule the trade (s) to fix the defects and ensure the defects have been fixed
- Work with the condominium unit owners and renters when scheduling all repair work
- Escalate all non-cosmetic deficiencies to the senior manager for resolution.
- Maintain clear and detailed records of all defects, actions taken, and resolutions achieved.
- Communicate effectively with condominium owners and residents regarding defect management processes and timelines.
- Develop and implement defect management protocols and best practices to minimize future occurrences.
- Provide regular reports to senior management on the status of defect rectification efforts.

**Qualifications**:

- Minimum of 1 year of experience in construction or project management, with a focus on quality control.
- Minimum of 2 years of experience in customer service.
- Excellent organizational, communication, and problem-solving skills.
- Proficiency in Microsoft Office Suite.
- Strong interpersonal skills.
- Clean driving license and car owner.
