Our work environment includes: - Modern office setting - Growth opportunities - Casual work attire - On-the-job training - Safe work environment **Primary Responsibility** Over see preventative, day to day and emergency maintenance at any of the managed properties, including janitorial, repairs and maintenance, grounds keeping and security. **The Role**: - Ensure high standards of response to tenant request for maintenance services across all managed building locations within designated service area. - Prepare weekly maintenance schedules and allocate work to PMT’s. - Recruit, supervise, and train maintenance staff cleaners and contractors. - Work with maintenance co-ordinator to maintain Buildium work order system as a key tool for accountability and customer service. - Hire and supervise tradesmen during installations, repairs, or maintenance (electricians, plumbers, etc.). - Inspect facilities periodically to determine problems and perform necessary maintenance. - Respond to all maintenance requests of tenants and service's staff. - Inspect and maintain building systems (heating, ventilation, etc.). - Assist Property Manager in developing maintenance budget and ensure compliance. - Ensure move-in and move-out inspections are completed and logged on proper forms, and conduct/designate follow-up cleanings and repairs. - Monitor inventory of material and equipment and order supplies and equipment necessary for the upkeep of the building when inventory is low. - Create quotes for unit turn over repairs and maintenance, select qualified trades, supervise, and evaluate work performed. - Responsible for emergency processes and overnight/weekend response to tenant service requests. - Responsible for overseeing scheduling maintenance and cleaning staff, keeping track of work attendance, and coordinating with payroll department. - Keep track of vehicles, tools, and other mechanical equipment inventory, along with their required maintenance and ensure they are in good working condition. - Performs or delegates on-call emergency procedures as required. Must be able to work any shift Sunday-Saturday to support the company's business needs in addition to on call duty. **Requirements**: - Related bachelor’s degree or College Diploma or training and significant relevant experience in Building Maintenance. - Minimum five (5) years of relevant experience with multi-family community - Excellent communication, interpersonal, leadership, and team building skills. - Strong proficiency in performance management. - Strong technical knowledge and practice in building systems (HVAC, electrical, plumbing, heating etc.). - Knowledge of health and safety practices and regulations - Health & Safety Awareness for Supervisors course; WHMIS - Understanding and experience with budgeting. - Computer savvy (including MS Office Suite) and able to understand and maintain electronic work order system. - Valid G Driver's license with a clean driving record and access to a personal vehicle - Ensure a safe and hazard free living and working environment. - Strong organizational skills - Attention to detail and follow-up skills - Professional appearance and demeanor Pay: $62,250.00-$67,500.00 per year **Benefits**: - Casual dress - Dental care - Extended health care - Paid time off - Tuition reimbursement Flexible language requirement: - French not required Schedule: - Monday to Friday - Weekends as needed Ability to commute/relocate: - Kingston, ON: reliably commute or plan to relocate before starting work (required) Work Location: In person Expected start date: 2024-11-30
