**Position: Lead Maintenance Technician**

**Reports to**: Facility Manager
**Direct Reports**: Maintenance Technicians
**Location**: HomeSpace Society, Assigned Portfolio (Buildings & Units)

**Position Mandate**:
The **Lead Maintenance Technician** is responsible for overseeing and coordinating the maintenance activities across HomeSpace Society’s properties. This role requires both hands-on technical skills and leadership abilities to supervise a team of Maintenance Technicians, ensuring all building systems and units are functioning efficiently and safely. The Lead Maintenance Technician plays a crucial role in preventative maintenance, problem-solving, and ensuring compliance with safety standards while providing leadership and guidance to the maintenance team.

**Key Responsibilities**:
**Team Leadership & Supervision**:

- Supervise and lead a team of Maintenance Technicians, ensuring that all maintenance tasks are completed to a high standard and on schedule.
- Provide training, mentorship, and technical guidance to Maintenance Technicians to improve skills and work quality.
- Delegate tasks and responsibilities to team members based on their skills and workload, ensuring efficient use of resources.
- Conduct performance reviews and provide feedback to help team members grow professionally and enhance team effectiveness.

**Maintenance & Repairs**:

- Troubleshooting, diagnosing, and repairing HVAC, electrical, plumbing, and mechanical systems and/or coordinating the appropriate external contractor.
- Lead the resolution of emergency repairs, acting as the go-to resource for the team.
- Assist in completing regular maintenance work orders while providing hands-on support to the team on difficult tasks.
- Conduct quality control inspections to ensure that the common areas, building exteriors, and units are in optimal condition.

**Unit Turnover Management**:

- Oversee the unit turnover process, ensuring timely completion of repairs, cleaning, and maintenance tasks before new residents move in.
- Review quotes from contractors and vendors for unit turnover work, collaborating with the Facility Manager for final approval.
- Ensure that turnover work meets the organization's quality standards and is completed within the required timeframe.

**Preventative Maintenance**:

- Implement and monitor preventative maintenance programs, ensuring all building systems and equipment are regularly serviced to avoid breakdowns.
- Conduct inspections of properties to identify potential maintenance issues and proactively address them.
- Ensure preventative maintenance schedules are followed and documented for HVAC, plumbing, electrical, and other systems.

**Work Order & Record Management**:

- Prioritize, assign, and manage work orders in property management software (e.g., Yardi), ensure timely completion and accurate record-keeping.
- Ensure all team members properly document work performed, including repairs, replacements, and any materials used.
- Provide regular reports to the Facility Manager on work order completion, outstanding tasks, and inventory needs.

**Vendor & Contractor Coordination**:

- Act as the point of contact for external contractors on more complex maintenance tasks, overseeing their work and ensuring compliance with contractual terms.
- Review and approve quotes for repair and maintenance projects, ensuring they align with budgets and quality standards.
- Collaborate with the Facility Manager to evaluate vendor performance and negotiate service contracts.

**Safety & Compliance**:

- Ensure all maintenance work complies with health and safety regulations, building codes, and company policies.
- Promote a safety-first culture by conducting regular safety meetings, providing training, and ensuring all team members are equipped with the necessary protective gear.
- Conduct safety inspections of properties and equipment, addressing any issues or hazards immediately to maintain a safe working environment.

**Inventory & Budget Management**:

- Monitor and manage inventory of maintenance supplies, tools, and equipment, ensuring stock levels are sufficient to support the team.
- Work closely with the Facility Manager to manage the maintenance budget, ensuring expenses are controlled and within limits.
- Approve purchase requests for materials and parts needed for repairs and preventative maintenance.

**Qualifications**:

- **Experience**: Minimum of 5+ years of experience in building maintenance, with at least 2 years in a supervisory or leadership role.
