Reporting to the Manager, Operations, the Maintenance Technician is responsible for designated properties’ maintenance, cleaning and administrative duties. This position executes the delivery of quality service and safe, affordable housing by performing the following tasks:
Maintenance
- Performing routine maintenance tasks, including painting & drywall repair, cleaning facilities and managing maintenance repairs.
- Conducting routine inspections of premises and equipment and reporting the need for major maintenance repairs.
- Regularly checking community spaces to identify issues with litter, mechanical failure or breakdowns.
- Maintaining sprinkler systems and trash containers on the company premises.
- Repairing plumbing fixtures.
- Troubleshooting electrically powered appliances such as ceiling lights, climate control systems and doors.
- Overseeing contractors when professional repairs are necessary.
- Receiving, logging and closing out all maintenance requests using the YARDI maintenance platform.
- Responding to residents’ maintenance requests in a timely and professional manner.
- Providing residents with support and guidance on maintaining their equipment.
Safety and Security
- Adhering to security policies and procedures, including the safekeeping and distribution of keys and fobs.
- Ensuring security cameras are in good working order, calling for service immediately if found to be malfunctioning.
- Checking fire alarms in units during semi-annual unit inspections and ensuring they are in working order.
- Completing the fire safety checklist (daily, weekly, monthly, etc., plus any urgent items out of cycle).
Cleaning, Landscaping, Snow Removal
- Executing janitorial duties as assigned, focusing on main entrance lobbies, low-level glass, vacuuming of common areas and spot cleaning as required or requested. Sanitizing daily high-touch points (e.g., elevator buttons, door handles, etc.).
- Clearing snow from main entranceways and common walkways, placing de-icer as required.
- Maintaining the cleanliness of outside spaces such as parking lots and sidewalks.
Inventory
- Maintaining building inventories, including cleaning supplies (disposables), small tools and equipment (e.g., screwdrivers, hammers, etc.), and large tools/equipment (e.g., snowblower, tractor, etc.)
- Inspecting common area inventory and reporting any issues (e.g., missing or broken items, etc.)
Unit Turnover
- Ensure timely repair and cleaning of units to be ready for occupancy within performance targets.
Resident Relations
- Direct all resident complaints, issues or grievances (e.g., noise and safety concerns, etc.) to the Resident Services team for handling and response.
General Duties
- Responding to emergencies 24/7. This role is an on-call position.
- Acting as a backup to other building staff as required
- Assisting other building staff as required
- Treating applicants and residents with courtesy and respect
- Participating in Yardi training
- Adhering to privacy legislation requirements (specifically, the Personal Information Protection Act (PIPA))
- Using all Horizon technology responsibly and appropriately
To be successful in this role, you **must have**:
- High school diploma
- A minimum of two years' directly related experience
- The ability to work flexible hours, including outside of typical core business hours
- Sound understanding of the fundamentals of the Alberta Residential Tenancies Act
- A valid Alberta driver’s license and a reliable vehicle
- Be able to pass an in-depth security clearance
- Computer and smartphone literate (regularly use MS Office suite etc.)
- Physical fitness. This role involves moderate to intense physical activity daily. You will be required to lift up to 20 kg regularly as well as be on your feet for long periods
It would be an advantage if you also have:
- Technical vocation training or certification
- Intermediate or advanced skill level in Yardi, Outlook and virtual meeting platforms (e.g., Zoom and Teams)
- Expert working knowledge of MS
