**Role Description**
- A unique mandate that blends:

- Asset-level execution across select development types,
- National portfolio reporting, investor relations, and capital formation support, and
- AI-driven investment strategy and reporting enablement.
- Opportunity to work on multi-family rental & condo, seniors housing, mixed-use w/ retail, self-storage, and data centre developments in Eastern Canada, while also leading the modernization of the development investment platform through data systems, automation, and institutional-grade investor reporting.
- Act as a connector between project execution, investor reporting, governance, and platform visibility - enabling AI- informed capital deployment decisions and cross-functional investor storytelling.
- Identify ways AI or pacing tools can help reveal IRR drag or upside and develop investor-friendly narratives to support ongoing partner engagement.

**Responsibilities**:
**Development Investment Execution - Eastern**Canada**

Manage underwriting and execution across high-rise residential, seniors housing, mixed-use retail, self
- storage, and data centre projects

Build and maintain pro formas, IRR models, capital stack schedules, and project-level dashboards

Develop IC memos, risk summaries, milestone trackers, and investor updates

Help drive IRR outperformance through value engineering, phasing optimization, and capital structure creativity.

**Market Research & Feasibility**Support**

Conduct market comps, feasibility assessments, and pipeline analyses

Track absorption, pricing trends, and cost inflation risks

Translate market intelligence into investor-relatable insights and portfolio-level narratives to support IC and partner presentations

**National Portfolio Strategy, Reporting &**Governance**

Support the national development dashboard, consolidating metrics like IRRs, return drag, equity pacing, and capital at risk

Track JV and capital partner exposure across timing, geography, and asset class

Prepare investor-ready materials for IC, board, JV governance meetings, and quarterly reporting packs

Coordinate with other teams to align messaging across performance, risks, and strategic priorities

**AI & Technology Integration in Development**Investments**

Champion use of AI and automation to enable real-time investor insights, including:
Automated IRR pacing analysis and capital risk reports

Dashboarding for partner updates and JV governance packs

Redlining and analysis of term sheets, legal docs, and IC drafts using LLMs

Develop tools and reporting frameworks for investor use, including:
AI-enhanced Power BI dashboards with natural language query

Excel/PowerPoint plugins to support automated JV reports, fund-level roll-ups, and investor Q&A prep

AI-enabled investor FAQ bots and template generators

**Capital Formation & Deal Structuring**Support**

Support capital formation, term sheet input, and JV structuring by preparing:
Feasibility packages

Investor-ready pitch decks and data rooms

Capital stack models and drawdown schedules
