**Position: Resident Manager and Caretaker**

**Location: Central Richmond Residential Condominium Towers, located near Lansdowne and Garden City Road**

We are seeking enthusiastic people who are open to operating challenges, learning and looking for ways to improve the property while providing exceptional quality and customer services for our residents. Teamwork is a big part of our structure, and collaboration is key with the other Resident Manager, the Strata Council and the Property Managers.

This rewarding position is shared with our other existing building manager team, with the weekends being shared on an alternating schedule. This Building Manager/ Caretaker position requires about 70% Cleaning and 30% Building Maintenance and Trades/Service duties.

We are looking for a single or responsible couple with some previous relevant experience. Onsite 2-bedroom suite is provided at $1200/month rent.

**Job Scope**:

- Keep the Strata building common areas clean and tidy
- Clean common areas in the building, such as; lobbies, hallways, elevators, gym, pool areas, saunas, amenity rooms, lounges, etc., as well as sweeping, mopping, dusting and vacuuming common areas, parkade maintenance and leaf or debris/litter clean-up, some painting, and minor repairs
- Program and update fobs (remote access key)
- Provide access to contractors/ vendors as required and directed by Property/Strata/Building Management
- Monitor building conditions and security (review security cameras as requested by property management)

**Job Requirements and Qualifications**:

- Strata Experience: 2 years (preferred)
- Facilities Maintenance and Pool Testing License (preferred)
- Has good customer service skills, able to multi-task and review and solve problems
- Has excellent verbal and written communication skills
- Must be able to pass a Criminal Record Check
- Must have good computer skills, e.g. Microsoft Office
- Previous experience in residential or Strata buildings is an asset
- Organized self-starter with excellent work ethic and good work habits
- Able to lift 30 to 50 lbs.
- Able to travel to get some parts and supplies as needed
- Able to investigate and help resolve any general maintenance issues for the buildings, including but not limited to:

- Painting, wall patching and minor repairs
- Contacting and overseeing trades people for work performed on site
- Performing administrative duties including maintaining logs and schedule of work
- Regular swimming pool and hot tub maintenance
