**Job Summary**

The Caretaker is responsible for the daily operations of the property with the goal of delivering a quiet and enjoyable experience for the residents.

The primary goals are to ensure the residents' inquiries are answered and recorded, Strata records are updated, contractors are provided access and directed to the correct areas of the building, and cleaning and maintenance activities are completed with issues reported to the Building Manager.

**Key Responsibilities**:

- Maintain a professional, positive relationship with residents.
- Approach each situation with a willingness to learn, an attention to detail, common sense, and safety is always top-of-mind.
- Work cooperatively with onsite staff, contractors, property manager and strata council.
- Respond to emergencies promptly.
- Review maintenance requests from residents and provide assistance, record, and follow up with the Building Manager or contractors as required.
- Ensure building records, logs, and inventory lists are updated daily

**Duties**
- Maintain cleanliness and appearance of lobbies, entrances, and other common spaces
- Inspect lighting and doors around the complex to ensure proper operations
- Ensure parkade is kept free from debris
- Inspect mechanical, electrical and utility rooms for leaks, cleanliness, and other issues.
- Daily Pool Maintenance
- Review fire safety operations and inspections
- Maintain the appearance and safety of the exterior grounds, addressing minor issues and advising the building manager or contractors as required.
- Responding to residents inquiries
- Delivering notices to residents
- Reporting and addressing bylaw infractions
- Coordinating contractor and resident activities
- Excellent communication skills
- Common sense, curiosity, and a desire to learn
- Willingness to take on any task and find a solution

Pay: $37,000.00-$50,000.00 per year

Flexible language requirement:

Schedule:

- 8 hour shift
- Monday to Friday
- Overtime
- Weekends as needed
