**Position Overview**

With 165 properties in multiple asset classes totaling over 14million square feet of leasable space across Canada, we are one of Western Canada’s largest property managers. Our Vice President, Asset Management will be responsible for maximizing the performance of our company-wide Asset Management function including all aspects of Beedie’s income producing portfolio, such as: leasing, property management, tenant improvements, and service and warranty for industrial properties.

**Asset Management & Strategy**:

- Develop an ownership and investment strategy for holdings including identifying asset redevelopment, highest and best use and repositioning opportunities designed to optimize asset value
- Prepare and present to ownership and executive leadership market and asset reviews to evaluate the overall operational and financial results for the asset portfolio
- Drive performance metrics aligned with operational strategy and participate in development of company policy and procedure
- Conduct regular visits to properties within portfolio to assess growth and areas of development while providing guidance to management team, advising on solutions and monitoring outcomes, including near and long term capital planning
- Participate in the vetting process for acquisitions and dispositions
- Oversee the monitoring of the physical condition of each asset; provide capital improvement recommendations
- Review property budgets as prepared by the Property Management and Accounting teams for CAM, capital costs, property tax, and landlord costs
- Managing the Tenant Improvement and Service and Warranty teams in construction focused projects including finalizing of scope, budgeting, execution, and cost to complete review

**Leasing**:

- Lead the Leasing team in all aspects including new leasing, lease extensions, tenant relationships/retention, lease assignments, modifications, and broker relations.
- Monitor and oversee the portfolio’s performance against budget, manage and monitor cash flow, and make strategic recommendations on asset capitalization
- Analyze market conditions, occupancy trends, and competitive pricing in order to make recommendations for market rents, renewal rates and retention programs within the portfolio

**Leadership & Coaching**:

- Provide direction, supervision, and guidance to the Asset Management team while creating and maintaining a cohesive culture and solutions-oriented environment
- Ensure relentless focus on delivering exceptional results in line with Beedie’s standards and advancing the culture of operational excellence and client/tenant care
- Build dynamic teams by creating an environment in which teammates want to achieve their best
- Review performance; manage team members, situations and conversations, demonstrating fair and consistent behavior

**Desired Skills and Experience**:

- 10 years or more of senior-level leadership experience within an asset management capacity required
- Post
- secondary education, CPM, RPA
- Industrial portfolio management experience
- Has strong relationships with the business community through experience in the industry
- Exceptional customer service skills; strong organizational skills, able to balance multiple priorities and projects
- Strong leadership and supervisory skills
- Long term tenant satisfaction and quality mentality
- Excellent technical facility skills (HVAC, electrical, plumbing, etc.)
- Hands on experience with large scale capital improvements and construction projects is required
- Ability to work in team environment, both as a team member and as a leader
- Excellent written and verbal communication skills
