**Regional Manager Job Purpose**
- Managing grounds maintenance operations within the designated territory by directing, communicating and auditing activities by Service Partners at all client sites, consistent with established goals, objectives, and policies as established by Landscape Effects and to the various compliance requirements of LFX clients
- You provide oversight, guidance and stewardship of the operational activities of Landscape Effects to the degree designated by this Job Summary, with the objective of maximizing operational efficiency and customer satisfaction, as well as day-to-day leadership and management of all operational activities and functions within the designated territory through:

- Providing direction, structure, support, motivation, mentoring and guidance for subcontractors
- Assisting in the implementation of process improvements
- Fostering of good relationships with all client representatives (i.e., facility managers, site techs, etc.)
- Searching for new business opportunities and ad-hoc work within their designated territory and bringing forward to Landscape Effects for consideration
- Identifying ad-hoc work and presenting to client(s)
- Investigating all operational irregularities, non-compliances, and client complaints at any and all sites
- Must be able to maintain strong working relationships with all client stakeholders and Service Partners within the defined territory

**Overview - Day / Day Business**
- Meet with clients and facility managers on site, as well as meet with existing sub-contractors to ensure all contract - scope of work requirements are met according to Landscape Effects standards.
- Deal with issues and concerns from sub-contractors.
- Onboard new sub-contractors in areas required.
- Negotiate pricing for seasonal contracts within your assigned region as required. - Assist in tenders as needed
- Complete audits on sites within your region.
- Identify what is required for contract changes and source pricing, if required.
- Ensure contract changes are communicated to the sub-contractors and all appropriate documentation is submitted to the Operations Manager.
- Review site maps with clients and sub-contractors to identify service areas. Provide support to the operations admin staff when creating site maps.
- After hours and weekend on call rotation during high volume times as required.
- Participate in selecting and maintaining qualified Service Partners and personnel in various grounds maintenance positions
- Develop and Monitor performance against goals set within the designated territory to ensure progress is being made and corrective actions taken, if necessary.
- Ensure adherence to annual budgets, as applicable and developed by management

Review and assess Service Partner performance against key performance indicators

**Position Overview - Measurable KPI’s - Key Performance Indicators**
- Monthly report that includes site audits, areas of concern, opportunities for improvement, wins for the month, and new subcontractor partners that have been contacted.
- 1 week per month on the road minimum (5 days per month)
- Approval of travel plan and report after completion
- Thorough expense reports submitted on a monthly basis.
- Sold and Profitability Targets achieved based on region.
- Daily Reports and LMN Time
- New Sub Contractor Development - Target 10 per month

**Qualifications**:

- Must possess strong oral and written communication skills and be able to maintain strong working
- Relationships with Clients and Service Partners.
- Ability to respond effectively to the most sensitive inquiries or complaints.
- Strategic planning with sound technical skills, analytical ability, good judgement and strong operational focus.
- Organized and self-directed individual who can manage multiple projects and pay close attention to detail.
- Microsoft office - Word/Excel/Power Point
- Ability to work independently and as part of a team.
- Willing to invest in personal and professional growth.
- Must be open to traveling as well as working long hours, which might include evenings and weekends
