**THE ROLE**

The Real Estate Development Manager reports to the Director, Real Estate Development - Canada. The main objective of the position is to purchase or lease sites to increase Couche-Tard / Circle K market share within designated areas of the described territory (Quebec and Maritimes). Acquiring sites via single site development and/or multiple site acquisition is also considered part of the objectives of the role. The Development Manager is also responsible for site selection, financial modeling, obtaining management approval and securing entitlements. Ensures timely and successful real estate closings. Initiates projects such as raze & rebuild, relocation, consolidation projects, and works in conjunction with the construction department to ensure entitlements are processed in a timely fashion. Contributes to ongoing strategic review of company real estate assets to include divestment of sites, out of industry and sales of existing sites to franchisees working in conjunction with the franchise department. Also works on other real estate activity at existing site level and provides support to internal stakeholders to resolve issues as needed.

- Prepare market development plans by segmenting markets into smaller trade areas; rides areas and identifies a growth plan for each area that includes targeting parcels for new stores and competitive stores to acquire.
- Provide data and guidance for the financial analyst to run models (in coordination with operations management, fuels management and construction management, etc.) to qualify new sites for purchase or lease.
- Negotiate thoroughly purchase contracts with sellers and leases with Landlords.
- Prepare real estate proposals and contracts for management approval.
- Provide guidance and support to the Real Estate Coordinator on organizing real estate market tours for bulk acquisition projects, periodic market reviews and new to industry projects. Compile site ride material and market summaries.
- Ensure compliance with requirements, policies and regulations.
- Perform other duties as necessary.

**WHAT YOU’LL NEED**

**Education**:

- Bachelor’s degree in Finance, Business or related field preferred.

**Experience**:

- 5 years of experience in General Commercial Brokerage, Development, Finance or Corporate Real Estate Management with emphasis in Commercial/Retail/Fuel/Fast Food/C-Store industries.

**Knowledge and skills**:

- Demonstrated ability to negotiate, close, and develop retail location.
- Working knowledge of broker networks, market valuations for real property and leasehold investments.
- Strong team orientation with excellent interpersonal skills and able to work in a busy environment with deadlines and changing priorities.
- Must be willing to adapt to the evolving responsibilities of the position. Self-motivated, self-directed individual with strong organizational skills required.
- Requires travelling primarily in the region assigned (Quebec and Maritimes), including some overnight travel. (50% of travel)
- Proficiency in Word and Excel required.
- Previous experience in gasoline retail management desirable.
- Proficiency in PowerPoint, Mapping and Demographic software desirable.
- Requires a driver’s license and a good driving record.

**Language skills**:

- Bilingualism required (Advanced French and English) both spoken and written, as the person will be required to work and communicate regularly in English while performing the tasks outlined above. Specifically, the role requires collaboration with global teams.
