**Job Overview**

**GENERAL DUTIES**

1. Complete cleaning and routine maintenance of all indoor and outdoor common elements of the Corporation.

2. To attend to and take appropriate action in emergency situations, whether on the common elements or within a unit.

3. To assist trades people in any reasonable manner relative to the common elements of the Corporation, or alternatively, to units where proper authority has been given by the owner permitting access.

4. To assist owners in any reasonable manner relative to the common elements of the Corporation.

5. To institute and practice good public relations with all occupants.

6. To organize work and time to meet the performance standards and contract schedules and the requirements of rotational duties.

7. Be available by phone at the site

8. Miscellaneous general supervision of all common elements during reasonable hours and report any abnormal activity, occurrence or situation to the Property Manager as soon as possible.

9. Schedule and co-ordinate use of the service elevator during moves and deliveries (in accordance with the Rules of the Corporation) and ensure protective pads and carpeting is installed in the elevator.

10. Store all keys in an orderly fashion. This will include not only keys for the common area, but also keys for the residential suites.

11. Receive and sign for shipments on behalf of the Corporations and to immediately report receipt of all shipments to the Property Manager.

12. Monitor the common area and assist the Corporations in the enforcement of their Declaration, By-laws and Rules by notifying the appropriate authority, i.e., the Property Manager, Police or By-law Enforcement Officer.

13. Maintain, at adequate levels, an inventory of tools, chemicals, parts and other supplies. Maintain orderly storage of same. Keep records relating to same. All ordering is to be done by the Property Manager, or at the direction of the Property Manager.

14. Undertake miscellaneous jobs or repairs that do not require a licensed tradesman including but not limited to: tightening hardware, posting signs, minor drywall patching, replacing bulbs, touch up painting, fixing window screens, minor plumbing.

15. Comply with all policies, procedures and guidelines of the Corporation.

16. Attend Condominium Meetings as required to report to the Board of Directors

17. From time to time other duties can be assigned by the property manager or the Board of Directors.

**INSPECTIONS DUTIES**

1. Inspect daily the entire building, common grounds, building exit doors, noting deficiencies (i.e. burned out light bulbs/tubes, litter and general cleanliness). Deficiencies are to be corrected or reported to the appropriate Property Manager.

2. Inspect daily all mechanical equipment, pump and electrical rooms and report any abnormalities immediately to the Property Manager.

3. Inspect daily all fire systems, sprinkler heads, pull stations, fire boxes and the annunciator panel in the lobby.

**NOTE**:Completion of the log book for the fire system is required to ensure the Corporation complies with the law.

4. Inspect weekly the emergency generator to ensure it is operational and maintained (i.e. battery, engine oil, coolant level, fuel level). Operate once weekly for ½ hour.

5. Inspect garbage and recycling area daily.

(a)Change bins when filled to capacity and move to designated storage area. On pick up days, haul bins to designated area.

(b)After pick up, haul the bins to the storage area and do any minor clean up as required. If a major cleanup is required, contact the Property Manager.

6. Inspect roof area weekly. Remove any debris and report any apparent damage, pooling of water or other unusual circumstances to the Property Manager.

**EXTERIOR DUTIES**

1. Sand and/or salt sidewalks at approach to building as soon after a snowfall as possible. Keep all doorways clear of refuse and snow. To direct snow clearing contractor in the absence of the Property Manager.

**CLEANING DUTIES**

**EVERY DAY**

**Outside Area**

1. Inspect areas completely and pick up all loose refuse;
2. Report any damage to the Property Manager.

**SEMI-ANNUALLY**

1. Clean light fixtures.

2. Clean corridor air grills.

**FIRE SAFETY MAINTENANCE DUTIES**

**(In conjunction with Property Manager and Monitoring Firm)**

**EVERY DAY**

1. Check existing lights for illumination.

2. Check trouble lamp on fire alarm panel.

3. Clean interior surface of lobby windows.

**EVERY WEEK**

1. Operate the emergency power generator under load conditions for thirty minutes.

**EVERY MONTH**

1. Check all fire doors for condition and operation.

2. Check emergency lighting system, batteries and lamps.

3. Visually inspect condition of hose cabinets and fire extinguishers.

4. Ring in fire alarm and check components, such as annunciator panels, batteries.

**NOTE**:Notify owners/tenants, Fire Department, Alarm Monitoring.

5. Test fire fighters’ elevator for proper operation.
