Job Overview

We are seeking a reliable and skilled Building Superintendent to oversee the daily maintenance and smooth operation of a residential building. This role is hands-on and requires a strong background in building systems, preventative maintenance, and repair work. The ideal candidate is detail-oriented, responsive, and capable of ensuring residents enjoy a safe, clean, and well-maintained living environment.

Duties

  • Perform regular inspections of the property to identify and resolve maintenance issues promptly.
  • Carry out preventative maintenance and minor repairs on building systems, including HVAC, plumbing, electrical, and low-voltage equipment.
  • Handle routine maintenance tasks such as replacing light fixtures, repairing drywall, unclogging drains, fixing doors/windows, and painting as needed.
  • Maintain cleanliness and safety of common areas, hallways, and exterior grounds.
  • Respond to resident maintenance requests in a timely and professional manner.
  • Monitor and maintain building mechanical systems to ensure proper operation and compliance with safety standards.
  • Coordinate with external contractors for specialized repairs or major projects.
  • Keep accurate records of maintenance activities, repairs, and inventory of tools and supplies.
  • Ensure compliance with local building codes, health, and safety regulations
  • Provide on-call availability for emergency maintenance issues as required.

Qualifications

  • Proven experience in building maintenance or as a residential superintendent.
  • Strong knowledge of electrical, plumbing, and mechanical systems.
  • Ability to troubleshoot and repair common residential building issues.
  • Familiarity with basic carpentry, painting, and general repair work.
  • Ability to read and understand schematics, manuals, and maintenance instructions.
  • Excellent problem-solving skills and ability to work independently.
  • Strong communication skills for interacting with residents, contractors, and management.
  • Physical ability to perform manual labor, including lifting, climbing, and use of tools.
  • Availability for occasional evenings, weekends, or emergency call-ins.

Preferred Qualifications

  • HVAC certification, trade license, or equivalent technical training.
  • Previous experience using Computerized Maintenance Management Systems (CMMS).
  • Valid driver's license.

Job Type: Full-time

Pay: $40,000.00-$50,000.00 per year
