ABOUT THE ROLE
The primary objective of the Construction Manager is to work with Project Managers from Landlord Work Schedule to produce a Scope of Work, the Construction Manager will be responsible for the upkeep of the Scope master, and communicate it to the Project Managers.
This position is responsible for execution of Store Development Projects and overseeing the build from a Construction and Fixtures point of view. This position will be responsible for submitting a budget with the assistance of a Project Coordinator. The Construction Manager is responsible for the project from Landlord Work Schedule to handing over the keys to Operations.

**Responsibilities**:

- Project/Task Management
- Prepare Budgets for approval and issue POS’s to vendors.
- Obtain quotes from vendors for budgets.
- Tender quotes from vendors as required for budgets.
- Assist Finance with outstanding PO issues that are project based.
- Attend meetings with merchandising, finance and order department, as required.
- Verify counts on fixture layout before they are submitted for approval.
- Initiate contracts for project stores as required, and forward to legal for approval and signature (Waste Mgmt., HVAC, Window/Floor Cleaning etc.).
- Proactively manage changes in project scope, identify potential crises, and initiate change orders as required.
- Work with Project Coordinators to issue Cost Acknowledgements, Purchase Orders and supporting paperwork, in accordance with current Finance standards.
- Accountability
- Create budget for each project, not estimates.
- Create Scopes of Work for each project for review by Design Manager, Construction Manager, Real Estate and VP, Store Development approval.
- Scope of Work to be created using Bulk Barn Scope of Work Template to double as tender document.
- Tender all Construction documents including drawings for each project.
- Red-line all Architectural, Mechanical, Electrical, Structural drawings prior to tender and permit process
- Liaise with Consultants and promptly repond to municipality on any of their requests for information, prior to Permit being issued.
- Request and present exterior sign packages in accordance with Bulk Barn Exterior sign guidelines for Approval.
- Issue all Construction Purchase Orders, and sign-off on all Fixture & Equipment Purchase Orders prior to submission to Request for Approval queue.
- Work with and follow up with Landlords to obtain LL Work Schedules to ensure space will be ready in accordance with Offer, and Calendar.
- Work with General Contractor to complete and review premises prior to Possession
- Monitor General Contractors through the Construction Period, to assess or notify of any threats to timeline or budget
- Review fixture take-off for accuracy prior to budget being submitted
- Manage and communicate truck schedule for Leaseholds equipment
- Manage and communicate truck schedule for Fixtures and Equipment
- Count and verify all Leaseholds, Fixture & Equipment with the assistance of Project Coordinator prior to truck loading by Distribution Center
- Send and request sign-off on packing slip of Leaseholds equipment shipped to site and received by General Contractor
- Manage and Notices of Change, or Change Orders in a timely fashion, prior to project closing.
- Manage the Supervisor, Store Fixture & Merchandising Team during the Fixture Period.
- Manage the General Contractor during the Fixture Period.
- Provide daily Construction updates to key stakeholders during Fixture Period until Occupancy is achieved.
- Coordinate Consultant site visits with General Contractor and follow up with necessary paperwork/testing for Occupancy
- Obtain Occupancy status as soon as possible, during the Fixture Period in order to accommodate early store Opening.
- Manage all vendors in the Leaseholds page of the budget and ensure that Project Coordinator has issued all Purchase Orders on time and as per Store Development Project Update
- Update Store Development Project Update program real-time in order to ensure accurate communication.
- Review, alter and sign off on variance analysis as requested by Finance at the end of every project.
