**Position Overview**

The **Development Coordinator** plays a key role in managing real estate projects from concept to completion by overseeing the processes, systems, and documentation needed to bring developments to life. This position acts as the central link between **design, construction, finance, legal, and community stakeholders**, ensuring that all projects are delivered **on time, on budget**, and in full compliance with regulatory requirements.

**Key Responsibilities**

**1. Project Initiation & Feasibility**
- Support due diligence activities: market research, site analysis, environmental studies, zoning verification.
- Work with finance teams to develop pro formas and preliminary budgets.
- Organize feasibility studies and risk assessments to guide go/no-go decisions.

**2. Process & Procedure Management**
- Develop and maintain standard workflows, templates, and checklists for each phase of development.
- Ensure internal approvals and documentation are in place before moving between project stages.
- Manage detailed project schedules with clear deliverables and milestones.

**3. Stakeholder Coordination**
- Act as the operational point of contact between architects, engineers, contractors, and internal teams.
- Schedule and lead project meetings; document action items and decisions.
- Maintain communication with city officials, utility providers, and permitting agencies to ensure regulatory compliance.

**4. Financial Oversight**
- Track budgets, manage change orders, and monitor expenses against forecasts.
- Coordinate lender reporting, funding draws, and invoice approvals.
- Identify and support cost-saving opportunities through process improvements.

**5. Permitting & Compliance**
- Stay up to date with all local, provincial, and federal regulatory requirements.
- Maintain records for audits and legal reviews.

**6. Construction Phase Support**
- Monitor schedule adherence, budget compliance, and quality control.
- Coordinate inspections, approvals, and closeouts.
- Address and resolve operational issues that may delay completion.

**7. Handover & Post-Completion**
- Ensure collection of all warranties, manuals, and as-built drawings.
- Facilitate smooth transition to property management.
- Conduct post-mortems to gather lessons learned and improve future project delivery.

**Required Skills & Qualifications**
- Bachelor’s degree in **Real Estate, Construction Management, Urban Planning, Business Administration**, or a related field.
- **2+ years of experience** in real estate development, project management, or similar operational roles.
- Strong understanding of **zoning, permitting**, and land-use regulations.
- Proficiency in **project management tools** such as MS Project, Smartsheet, or Asana.
- Excellent **organizational, communication,** and negotiation skills.
- Proven ability to manage multiple projects with a high level of accuracy and attention to detail.

**Preferred Skills**
- Experience with **mixed-use, multifamily, or commercial developments**.
- Understanding of **financing structures and capital stack components**.
- Familiarity with **sustainable building practices** and **LEED certification** processes.

**Aperçu du poste**

Le ou la **Coordonnateur(trice) au développement immobilier** est responsable de faire progresser les projets du concept à la réalisation, en gérant les processus, les procédures et les systèmes opérationnels nécessaires à la concrétisation des projets. Ce rôle sert de **pivot central** entre la conception, la construction, les finances, les affaires juridiques et les parties prenantes communautaires, en veillant à ce que les projets soient livrés **dans les délais, dans le respect du budget** et conformes aux exigences réglementaires.

**Responsabilités principales**

**1. Lancement du projet et faisabilité**
- Appuyer les efforts de diligence raisonnable, notamment les études de marché, l’analyse de sites, les évaluations environnementales et la vérification du zonage.
- Collaborer avec les équipes financières pour préparer les pro forma de projet et les budgets préliminaires.
- Organiser des études de faisabilité et des analyses de risques pour orienter les décisions « go/no-go ».

**2. Gestion des processus et procédures**
- Développer et maintenir des flux de travail, des modèles et des listes de vérification standardisés pour toutes les phases du développement.
