Position Overview

Reporting to the Project Manager and Owner (Genex Builder Group Inc.), the Senior Site Superintendent will take **full on-site responsibility** for delivering the project—safety, schedule, cost, quality, trade coordination, inspections, and client/consultant interface. You will lead a junior site supervisor and project coordinator, and manage 15-25 subcontractor crews at peak.

Key ResponsibilitiesPre-Construction
- Review IFC drawings, specifications, shop-drawings, and engineer’s structural packages.
- Develop 90-day and master CPM schedules (Primavera or MS Project).
- Lead constructability and logistics planning—crane location, hoist, lay-down, concrete pump routing, traffic accommodation, winter heat.
- Assist PM with subcontractor buy-out scopes and schedule clauses.

Construction Execution
- **Safety**: implement COR-certified safety program, chair daily toolbox talks, issue Safe Work Permits, investigate incidents.
- **Schedule control**: update look-ahead weekly; issue site instructions to maintain critical path (concrete pours, shoring strip, panel deliveries).
- **Quality control**: enforce ITPs, supervise concrete placement & testing, framing inspections, air-barrier details, window install, fire-stop, MEP rough-ins.
- **Field coordination**: chair weekly subtrade coordination meetings; resolve clashes in the field before they delay.
- **Documentation**: daily site reports (Procore or Buildertrend), manpower logs, RFI generation, deficiency lists, photo documentation.
- **Budget support**: validate and sign day-work tickets, approve quantity take-offs for prog-draws, flag potential change-orders.
- **Client/consultant relations**: host architect/engineer site reviews, city inspections, lender quantity surveyor walk-throughs.

Close-Out
- Target “zero-deficiency” turnover; coordinate city occupancy inspections & fire department sign-off.
- Compile O&M manuals, as-built redlines, warranty binders.
- Lead 11-month warranty walkthrough and corrective work.

Required Qualifications

**Must-haveAssets / Nice-to-have**

10 + years site leadership on multi-family or mixed-use projects **≥ 4 storeys /**Diploma/degree in Construction, Civil, or Architecture

Delivered at least **one concrete-podium + wood-frame** project **/** Gold Seal, PMP, or LEED accreditation

Proven ability to pour elevated slabs, manage shoring, reshore & early strip, and transition trades from concrete to framing **/** Experience with Procore or Buildertrend

COR-certified safety training (NCSO or CRSP preferred) **/** BIM/Navisworks clash detection

Strong MS Project / Primavera scheduling skills **/** Experience in mass-timber or Step-Code projects

- **Direct reports**: Junior Site Supervisor, Project Coordinator, Safety Officer (part-time)
- **Support**: Off-site PM handles contracts, change-orders, progress draws, cost reporting.

Compensation & Contract
- **Employment type**: 18 month contract (full-time), converting to permanent for pipeline developments.
- **Salary range**: CAD **$140 k - $165 k** + vehicle allowance + performance bonus.
- **Start date**:June/July 2025** (1 month mobilization prior to excavation).
