**Maintenance Technician**

The Maintenance Technician is responsible for performing general and emergency repairs on all properties in the BCIHS portfolio as well as identifying and diagnosing repairs related to building interior common areas, dwelling units, exteriors, and grounds. The Maintenance Technician travels to multiple sites within the Vancouver area to perform duties.

**Key Duties and Responsibilities**
- Meets each day with the Maintenance Manager and Coordinator to prioritize tasks and determine the daily work schedule.
- Maintains a clean and tidy appearance of the front and back entrances and common areas of the Head Office as well as the ground level storage areas.
- Assists with the preparation of suites for move-in throughout the BCIHS property portfolio as directed by the Property Managers for each building.
- Redirects contractors when minor deviations in the performance of work specifications are noted and reports on major deviations in contract performance and modernization as well as improvement delivery programs.
- Assists building managers to inspect, analyze, diagnose, and address the maintenance, alternation, and repair needs of buildings, grounds, and suites.
- Performs work that requires adherence to safety procedures and practices when dealing with hazards.
- Changes locks, adjusts or repairs doors, windows, and/or frames, and repairs or replaces bifold doors.
- Addresses minor plumbing issues in bathrooms, kitchens, and common areas including unclogging drains and toilets (replaces drains, pee-traps, drain systems, sinks, facets, and supply lines)
- Addresses minor electrical issues including replacing electrical switches and fixtures.
- Conducts minor repairs on heating, cooling, and ventilation systems.
- Conducts minor repairs on appliances such as fridges and stoves.
- Performs carpentry including drywall repairs as well as the construction of shelving, wall partitions, and fencing.
- Addresses minor landscaping issues involving lawns, fences, gates, and wall retention.
- Paints fences, common hallways for touch-ups, and walls for unit preparation
- Detects and identifies electrical repairs that require the services of a qualified electrician.
- Detects and identifies plumbing repairs that require the services of a qualified plumber.
- Moves heavy furniture, equipment, and supplies.
- Operates the Society’s vehicle including trailers to load, unload, and deliver materials, tools, equipment, and/or the Society’s assets.
- Maintains inventory of tools provided by the Society and assists to maintain inventory of equipment and materials.
- Collects and delivers inter-office mail between the Head Office and all buildings when requested.
- Delivers supplies to buildings as needed.
- Other related duties as directed by the Maintenance Manager and Property Manager

**Qualifications**
- Grade 12 education or equivalent
- Post-secondary trades training
- At least two (2) years of experience in construction or maintenance fields
- First Aid Certificate
- Current B.C. Driver’s license with a clean driving abstract
- Criminal Record clearance for working with children and vulnerable adults.

**Knowledge, Skills, & Abilities**
- Knowledge of residential building systems and equipment, including how and where to obtain replacement components and parts.
- Knowledge of safe and effective use of manual and power tools such as electric drills, power saws, and electronic testing devices
- Knowledge of safe and effective use of power lawn and garden equipment as well as power washers for building exteriors and walkways
- Knowledge of basic computer operations including Microsoft Office
- Knowledge of the Residential Tenancy Act
- Experience working in property management.
- Experience working with non-profits as well as social and affordable housing organizations.
- Experience working in a team environment while also being self-motivated and able to work independently with mínimal supervision.
- Excellent time and management skills, including the ability to prioritize tasks.
- Clear and effective communication skills, both verbally and in writing
- Reliable and consistent in work performance
- Ability to read and understand equipment maintenance manuals.
- Ability to repair, code, and change locks as well as maintain organized key lists.
- Ability to analyze, troubleshoot, and solve maintenance-related problems.
- Ability to work flexible hours and/or emergencies as needed.
