**Job Summary**

**Qualifications**:

- Minimum educational requirements: High school diploma or equivalent.
- Minimum 3 years of experience in a similar maintenance-related position (ie. Long-term care, retirement facility, building/property maintenance, etc.)
- Ability to be read, write, interpret and understand manuals and plans related to mechanical, electrical and architectural.
- Ability to effectively communicate in English. Bilingualism is considered an asset.
- Demonstrated knowledge of plumbing, mechanical and electrical systems and commercial renovation and upkeep activities.
- Demonstrated knowledge and experience with drywall repairs.
- Competent in using hand and power tools.
- Willingness and ability to learn.
- Ability to lift heavy objects up to 75lbs from floor to waist, stand for long periods of time and walk short distances throughout the day, maintain good balance while standing on ladders.
- Must be organized, patient, tactful and mature.
- Knowledge of the Occupational Health and Safety Act and Workplace Hazardous Materials Information System and best practices within areas of responsibility.
- Free from communicable diseases.
- Skid steer certification is required (if applicable).
- Joint Health Safety Committee (JHSC) Part 1 & 2 certification is an asset.
- Valid First Aid/CPR certification is required.
- Valid G license is required.
- Submission of proof of a negative 1-step Mantoux TB test (within six months of hire) and proof of a 2-step Mantoux TB test (Note: if the 2-step Mantoux TB test is within six months of hire, the 1-step test is not required). Where Mantoux tests are positive, submission of a negative chest x-ray is required.
- Police Records Check with Vulnerable Sector Screening (PRCVSS) completed no later than six (6) months before your date of hire, which is acceptable to the employer.

**Responsibilities**:

- Provide support to the Environmental Services Manager.
- Assume responsibility with the maintenance department as a designated lead in the absence of the ESM.
- Performs a variety of routine/preventative maintenance, servicing and repair operations to maintain the home, equipment, furnishings, fixtures, and grounds in proper condition.
- Performs general carpentry work and repairs such as installing floor and wall tiles, repairing dry wall, replacing doors and hardware, painting activities, etc.
- Ensures proper maintenance of equipment and arranges for repairs, as required.
- Conducts daily maintenance rounds to ensure all life safety and building and support systems are functioning properly.
- Performs general maintenance and minor repairs to plumbing, electrical, HVAC and mechanical systems within scope of work, such as replacing water valves, fixing leaks, clearing drains and removing blockages, replacing fixtures, replacing light bulbs and switches, etc.
- Be knowledgeable of, practice and participate in the facility’s fire and safety programs.
- Employ preventative and corrective maintenance techniques to minimize the failure of equipment or furniture resulting in periods of downtime.
- Complete minor maintenance and work order repairs as directed (ie. minor renovations of units including flooring, painting, plumbing, drywall, etc.).
- Maintain building common areas to a quality standard.
- Loading and unloading materials in a safe manner.
- Collect and dispose of refuse/recycling materials.
- Complete general repairs of the building (suites/apartments and common areas), equipment and furnishings, which include mudding, painting, wallpapering, and surface repairs, as required.
- Prepare vacated suites/apartments for new move-ins within required timelines as directed by Manager.
- Complete routine surveillance of grounds, including parking lots.
- Keep entrances, sidewalks, walkways and pathways clean and clear of all hazards including snow, ice, debris etc.
- Perform groundskeeping projects including snow/ice removal, grass cutting/trimming, sweeping, and raking leaves etc.
- Ensure the interior and exterior grounds are free of safety hazards and refuse.
- Detect faulty operations, defective material, and report those and any unusual situations to Manager.
- Assist in the management and overseeing of work completed by 3rd party contractors.
- Safety & Compliance_
- Have a full understanding of and practice Infection Prevention and Control (IPAC) policies.
- Identify safety hazards within the physical environment and immediately report these to the JHSC, Manager/Administrator.
- Must adhere to all safety measures, proper infection control and other precautions for the protection and comfort of the residents, family members, employees, and volunteers.
- Must use and wear as designed all necessary personal protective equipment to ensure the safety of self and others.
- Ensure all work complies with safety regulations, building codes, and facility policies.
- Maintain safe, clutter-free work areas and report hazards immediately.
