**About the Opportunity**

Tuxedo Towers is seeking a reliable and service-oriented **Live-In Resident Manager (Couple or Individual)** to oversee the daily operations of our condominium community.

This hands-on position is ideal for someone who takes pride in maintaining a clean, safe, and welcoming property environment. The Resident Manager (or team) will handle light maintenance, resident relations, and general building operations while living on-site.

**Key Responsibilities**
- Serve as the primary on-site contact for residents, trades, and management
- Address and resolve resident inquiries and concerns promptly and professionally
- Perform minor maintenance and repairs (e.g., changing light bulbs, small fixes)
- Monitor building systems and report larger maintenance issues to management
- Coordinate and oversee contractor work and access
- Manage resident fobs, enterphone listings, and amenity bookings
- Coordinate water shut-downs, elevator bookings, and service appointments
- Conduct routine property inspections (interior, exterior, and grounds)
- Maintain accurate building logs and records
- Enforce building rules and condominium by-laws as directed by management
- Perform seasonal upkeep (watering, light yardwork, snow clearing)
- Manage pool operations, including daily chemical testing
- Respond to emergencies after hours as needed
- Other duties as assigned by management

**Qualifications**
- Prior experience as a Resident Manager, Caretaker, Superintendent, or in property management is an asset
- Basic handyman or maintenance skills
- Excellent communication and interpersonal skills
- Strong organizational and time management abilities
- Comfortable working independently or as a team (ideal for couples)
- Familiarity with building safety and emergency procedures
- Willingness to respond to after-hours calls when required

**Reporting Structure**
- Reports to: Property Manager
- Works with: Board of Directors & approved contractors
- Supervises: On-site trades and contractors during scheduled work

**Compensation & Benefits**
