Commercial Property Manager

The CPM will play a pivotal role in enhancing property values and achieving financial success through strategic, hands-on leadership.
**Key Responsibilities**:
As a key member of the property management team, responsibilities include, but are not limited to:
- Managing a portfolio of commercial properties with a focus on cost control, revenue generation, and tenant satisfaction.
- Ensuring timely rent collection and effective arrears management.
- Marketing and leasing retail units, including handling lease renewals and negotiations.
- Overseeing purchase orders, contractor relationships, and work orders.
- Administering leases and maintaining positive tenant relations.
- Managing maintenance operations, ensuring the properties are well-maintained and compliant.
- Developing and maintaining strong client relationships to meet objectives.
- Providing regular management reports and financial analysis.
- Leading and supervising assigned staff, fostering a collaborative and productive work environment.
- Responding to after-hours emergencies as needed.
- Collaborating with listing brokers to market and lease vacant spaces.
- Preparing lease documentation and ensuring accurate lease setups, chargebacks, and adjustments in Yardi.
- Assisting with accounts receivable, budget preparation, and year-end financial recoveries.
- Managing day-to-day property administration, including tenant communications, documentation, and office operations.
**Qualifications & Skills**:
- **5+ years** of experience in property management, with at least **3 years** focused on commercial properties.
- Familiarity with **Yardi** software is an asset.
- Strong lease negotiation and contract management skills.
- Proven leadership experience, with the ability to motivate and energize a team through a positive, solution-oriented attitude.
- Excellent problem-solving skills, including the ability to analyze financial, legal, and contractual issues and provide innovative solutions.
- Strong negotiation skills, with the ability to influence decisions at all levels.
- Superior analytical abilities to manage complex projects and evaluate financial performance.
- Exceptional oral and written communication skills, with a keen attention to detail.
- Proficiency in MS Office (Word, Excel, Access, Outlook).
- A reliable vehicle is required for travel between various property sites.
