**Job Summary**:
We are seeking for an experienced, and competent Superintendent to handle the maintenance and daily operations of one multi-residential apartment complex in Scarborough. The Superintendent will be responsible for working with the Building Manager to overseeing maintenance activities, coordinating repairs, and ensuring compliance with safety regulations.

**Responsibilities**:

- Responsible for cleaning, maintaining a safe and healthy environment;
- Responsible for reporting all deficiencies, maintenance requirements; vandalism and care taking supply inventory to the Building Manager/Property Manager as required;
- Perform check of mechanical rooms and handle garbage;
- Respond to any emergencies, interact with contractors and building residents;
- Completes turnover suite inspections, completes repairs and maintenance of vacant suites, deal with work orders on current tenants, and minor repairs to common areas;
- Follow and improve procedures, follow up on requests;
- Perform ongoing prevention maintenance;
- Cleaning, snow removal;
- Create/improve reading log - keep records;
- Participate in on-call rotation schedule to ensure the ongoing safety and security of our tenants and building;
- Executes move-in/move out procedures;
- Other duties as assigned

**Qualifications**
- A minimum of three years of relevant work experience
- Ability to complete appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, and basic electrical repairs
- Ability to operate smart phones and computer programs
- Knowledgeable of building codes and safety standards
- Ability to safely use and maintain tools of the job
- Knowledge of mechanical and HVAC systems
- Basic computer skills, including Microsoft Outlook
- Shows initiative and demonstrates sense of ownership

Pay: $40,000.00-$43,000.00 per year

**Experience**:

- Preventative maintenance: 2 years (preferred)
