- $65,000 per year + benefits About the Opportunity We are seeking an experienced, service-driven Building Manager to oversee the day-to-day operations of a residential portfolio totaling approximately 200 units in Edmonton’s Oliver neighbourhood. This is an excellent opportunity for a motivated property management professional who enjoys autonomy, takes ownership of their portfolio, and thrives in a fast-paced residential environment. Position Overview The Building Manager is responsible for the daily operations of a residential portfolio totaling approximately 200 units. This hands-on role requires strong operational oversight, leasing expertise, resident relations, maintenance coordination, and organizational skills.
Key Responsibilities
Property Operations
- Oversee the daily operations of assigned residential properties
- Ensure buildings are maintained to company standards and operate efficiently
- Conduct regular site inspections and follow up on deficiencies
- Coordinate maintenance, repairs, and contractor activity
- Monitor cleanliness, curb appeal, and overall property presentation Resident Relations
- Serve as the primary point of contact for residents
- Respond to resident inquiries, concerns, and service requests professionally and promptly
- Build positive resident relationships and support resident retention
- Resolve conflicts and tenancy issues in accordance with legislation and company policies Leasing & Occupancy
- Manage all aspects of leasing activity, including:
- Advertising and marketing vacancies
- Conducting property showings
- Screening applicants
- Preparing and executing lease agreements
- Manage lease renewals and rent increases in compliance with Alberta residential tenancy legislation
- Support occupancy and revenue goals across the portfolio Administration & Reporting
- Maintain accurate resident, leasing, maintenance, and inspection records
- Utilize Yardi or similar property management software for daily operations and reporting
- Support budgeting, expense tracking, and portfolio performance reporting
- Ensure documentation and processes remain organized and compliant Qualifications:
- Minimum 2 years of residential property management experience
- Strong understanding of residential operations and leasing processes
- Excellent customer service, communication, and conflict resolution skills
- Highly organized with the ability to manage multiple priorities effectively
- Proficiency with Microsoft Office
- Experience with Yardi or other property management software considered an asset
- Valid driver’s license and reliable vehicle required
- Ability to work independently and take ownership of results
