**The Role**
We are hiring **Superintendents** to join our team. This is a full-time position, working at one or more assigned buildings, with participation in a rotating on-call schedule to cover evenings, weekends, and emergency situations.

**Responsibilities and Duties**
- Maintain a clean, safe, and healthy environment throughout the property.
- Report all deficiencies, maintenance requirements, vandalism, and care-taking supply inventory to the Property Manager as required.
- Respond to emergencies, interact with contractors, and support residents.
- Perform preventative maintenance inspections and procedures on building mechanical equipment; report any deficiencies.
- Prepare garbage and recycling for disposal.
- Be familiar with every room and area of the building.
- Coordinate, schedule, and manage the work of cleaning the building, vendors, and contractors to ensure timely and efficient completion.
- Perform painting and touch-ups as needed.
- Complete minor repairs in common areas and residential spaces when required.
- Follow and improve established procedures; ensure follow-up on all requests.
- Perform ongoing preventative maintenance tasks.
- Maintain accurate records and logs of inspections, repairs, and maintenance activities.
- Operate and maintain cleaning and maintenance equipment, including carpet cleaners, polishing machines, waxing machines, and power tools.
- Lift and handle materials and equipment up to 23 kg (50 lbs).
- Other duties as assigned.

**Skills and Qualifications**
- Minimum **3 years of experience** as a Building Superintendent; condominium experience preferred.
- Knowledge of BAS (Building Automation Systems), as well as building machinery and equipment (boilers, chillers, pool systems, etc.) is an asset.
- Strong customer service skills and experience working directly with residents.
- Familiarity with building maintenance schedules and proficiency in operating/monitoring:

- Sprinkler systems (dry and wet)
- Boiler rooms (electrical and gas)
- HVAC (glycol/chiller systems)
- Generator rooms
- Elevator systems
- Pool equipment
- Electrical rooms
- Fire panels
- Makeup air units
- Sump pumps, booster pumps, circulation pumps, and irrigation systems
- Compactor rooms
- Knowledge of emergency procedures, including fire safety and flood/water response.
- Excellent interpersonal, phone, and customer service skills.
- Strong English communication skills (spoken and written).
- Ability to follow instructions, remain organized, and demonstrate a strong sense of responsibility.
- High energy, reliability, and adaptability to changing priorities in a positive manner.

Pay: $18.00-$22.00 per hour
