**About us**:
McCOR Management is one of the largest privately-owned real estate development and property management companies in Canada and we are looking to add to our growing team.

**Purpose and Scope**:
We are currently seeking a full-time leasing agent/resident manager for a medium sized multifamily condo and apartment complex in the Silver Heights area of St. James in Winnipeg, Manitoba. This is a live on-site position at the property and is based on 37.5 hours per week including some flex evening and weekend time as needed.

**Responsibilities**:

- Be our first point of contact for all prospective applicants and existing tenants and condo owners of the complex
- Daily walk-through of the entire grounds and buildings, taking note of all maintenance and cleaning requirements
- Regular cleaning requirements of all common areas of the properties including floors, windows, multipurpose and fitness rooms, storage areas, stairwells, hallways, mechanical rooms, vestibules, parkades and surrounding grounds.
- Routine site administration using Microsoft 365: Outlook, Word, Excel, Teams, OneDrive
- Administration of site security and key systems, fire systems
- Coordinate with head office for collecting of condo fees, rent (including arrears) and serving eviction notices as required
- Delivering of monthly renewal notices and tenant correspondence as provided by Head Office, with regular follow ups as directed
- Inspecting suites when tenants move in and out and processing move in/out reports
- Liaise with head office regarding the needs of the building and tenants
- Coordinate maintenance with McCOR Maintenance or outside contractors as needed with the approval of Head Office.
- Provide updates on contractor maintenance taking place at the property
- Available for 24 hour emergency on-call

**Qualifications**:

- High School Diploma or equivalent
- Proven customer service experience
- Must provide a clean criminal record check
- Previous resident manager or maintenance experience would be considered an asset
- Strong communication skills, both oral and written
- Ability to develop and sustain cooperative working relationships; team player
- Effective time management, able to work under pressure and meet tight deadlines
- Intermediate skills in Excel, Word, and other Microsoft Office programs
- Must be bondable; able to pass a background security check
