Residential Property Coordinator

_**Duties and responsibilities**_
- **Communication**_
- Establish and maintain good relations with all building residents, and promptly reply to their service requests.
- Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner and generate work orders directed to vendors or maintenance staff.
- Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times.
- Meet with property management team, tenants, vendors & contractors as needed to review & provide support to resolve operational challenges & implement new initiatives;
- Responsible for all relevant tenant communications and ensure the flow of information throughout the building
Management
- Collect all rents, other charges and miscellaneous income.
- Participates in the preparation of annual budgets and in the maintenance of buildings and ensures efficient cost management
- Ensure the marketing of the building and rental in order to have buildings rented at full capacity
- Purchase products and materials according to the budget
- Coordinate visits and rent units
Maintenance
- Accountable for the Fire, Life, health & safety of operations within the building.
- Manage inspection & audit process for services delivered, manage & report non-conformances & critical incidents.
- Responsible for inspecting, maintaining and repairing mechanical, electrical, plumbing, and HVAC systems to ensure optimal operating results.
- Assist Operation Team on any other tasks requested.
- Ensures compliance with standards and quality standards
- Inspect buildings and coordinate maintenance according to established standards
- Supervise the contractors carrying out work in the building
- Perform regular upkeep and maintenance of various buildings;
- Carry out spontaneous repairs in response to various failures;
- Carry out general repairs;
- Perform plaster, painting, carpentry, plumbing, locks work;
- Work in collaboration with other maintenance workers, property administrators, property managers, various contractors, tenants;
- Set up furniture and move furniture to required units.
- Perform all other tasks requested by management;
**Salary**: $38,680.86-$44,970.98 per year
