**WHAT WILL YOU DO?**

As the Construction & Development Project Coordinator you will support the Capital Projects team with a variety of multi-family residential, commercial and mixed use retrofit and new development projects. This includes:
Real Estate Acquisition Support:

- Ensure project team meets all Real Estate Acquisition deliverables, highlighting risks.
- Coordinate site visits with engineering firms for reports such as Building Condition Assessments.
- Attend acquisition review meetings as required.
- Maintain shared network drive with acquisition documentation.

Development Projects:

- Assist with research and underwriting of potential development sites.
- Ensure accuracy and timeliness of documentation.
- Setup project data rooms with related documentation.
- Research zoning bylaws and make site use recommendations.
- Create meeting minutes and track project actions.

Construction Projects:

- Complete project-related documentation accurately and timely.
- Setup and maintain project data rooms.
- Draft construction agreements using approved templates.
- Review invoices for accuracy and request modifications if needed.
- Track Change Orders and update Work in Progress reports.
- Review contractor invoices and ensure all required documentation is attached.
- Assist in maintaining Risk Registers for construction projects.

**WHAT WILL YOU NEED?**
- 1-3 years of experience in Development or Construction is required, preferably in residential or commercial environments.
- Completion of an Administrative diploma or degree in a related field is preferred.
- Active registration as E.I.T. with APEGA is preferred.
- Experience with underwriting and land development research a strong asset.
- Proven ability to find solutions to challenging problems, bringing simplicity and clarity to dynamic or complicated situations.
- Strong attention to detail and time management skills with comfort in maintaining strict timelines.
- Excellent verbal and written communication skills.
- Driver’s license and clean drivers abstract required.
